The market is slower than any of us expected.

Story time: I started a group chat for all the realtors here in Sudbury. One of them posted about a listing at $550k (totally decent price point) that had ZERO showings. I honestly can't remember the last time I saw that.

So why is this happening? I think there's three reasons:

1. Time of year — We're always slower this time of year... but this slow?? It'll pick up a bit, but the question is how much.

2. There are actually fewer buyers. Showings are down across the board. I polled realtors in our chat and most of them said buyer traffic is down compared to last year.

3. This one's the big one: Buyers are the pickiest we've ever seen. 10-20% of listings are still pulling in a ton of offers, which makes the market FEEL hot. But here's the catch — either all the buyers want the exact same thing, or the listing is just underpriced.

Normally I'm pretty confident about where the market's headed and what happens next. This time? Not so sure.
