Because just showing a graph would not get you to check this out. May market stats for the City of Greater Sudbury have arrived!!!! Thanks to the Sudbury MLS system we have the numbers. May saw a 70.9% increase in the number of sales over April. I saw the article that said that April sales plunged compared to April 2025. YA…..we had a major snow storm and then flooding fears. Turns out having the biggest storm since 1959 will shut down a city for a few weeks . May has more than made up for the previous month. Average sale price was $565,583. Average days on the market 20. On average the sale price was 3.6% above list price. I would say, that’s a good month and a great start to the spring market. Year to date, the number of sales are down 14.8% yet average sale price remind stable at $533,395. We continue to experience low inventory. As always, real estate is hyper local. I’m giving you the numbers for residential sales within the city of Greater Sudbury. It’s simple…supply and demand rule. Now is the time to take advantage of the market.
