Doing the weekly stats while I have popcorn.

The numbers are telling two very different stories right now.

Within the City of Greater Sudbury, the market is still relatively active. So far in September, the average sale price is about $506,000, average days on market is 30 days, and homes are selling at roughly 99.1% of list price. There are about 361 active listings, representing approximately 2.1 months of inventory. Year-to-date sales volume is down about 6.4% from 2025. While the numbers say it’s a seller market feels more balanced.

Move into the areas outside the City, and the picture changes considerably. September sales are averaging about $395,500, with homes taking approximately 65 days to sell and selling at around 94.9% of list price. There are about 315 active listings, or roughly 6.7 months of inventory. Year-to-date sales volume is down about 4.8%. This is on the edge of a balanced market and pushing into a buyer market.

That’s why I keep saying you have to know your specific market. Greater Sudbury is not one market. Location, price range and property type can make a very big difference in how you should price, buy or negotiate.

The statistics may give us the big picture — but your neighbourhood tells the real story.

I took these two pictures from exactly the same spot.

Look at the first one. Beautiful harbour view. Now look at the second. Nothing about the view changed — I simply changed the frame around it.

Real estate can be like that.

Two buyers can walk through exactly the same house. One sees everything that needs updating. The other sees the location, the layout and what that home could become.

Sellers do it too. Sometimes they see the home they’ve loved for 30 years. A buyer is seeing it for the first time — and they’re looking at it through a completely different frame.

The property hasn’t changed. The perception has.

That’s why presentation matters. That’s why good photos matter. But it’s also why understanding your market matters. My job isn’t to change reality — it’s to help you see the whole picture.

Stats tell a story. These are my insights from doing the stats last night. Taken from the Sudbury MLS, residential market in the City of Greater Sudbury. While many markets have seen a down turn with average sale price we remain stable in the $527,000 range. We are one of the few markets whose average sale price as remained strong.
