🐴 KEEPING HORSES COMFORTABLE IN THIS HEAT 🌡️

Daytime highs of 28-31°C don't sound extreme on their own — but with our current humidity, it's actually feeling like 40°C out there. That humidity is the real problem: it's what blocks a horse's main cooling system (sweat evaporation), turning an "okay" temperature into a genuinely risky one. Add overnight lows staying up around 17-21°C (less recovery time) and reduced air quality, and many horses — especially those not yet acclimatized after last week's cooler stretch — are working harder to stay cool than the thermometer suggests.

As a horse owner, this is what I will be doing:

🌡️ GOING BY "FEELS LIKE," NOT JUST THE THERMOMETER
When humidity is high, sweat can't evaporate efficiently, so a horse can overheat even on a "moderate" temperature day. Treat the day's conditions like a true 40°C day, not a 28-31°C one.

☀️ RETHINKING RIDING TIMES
Riding early morning or evening, when it's coolest and humidity often drops slightly. With warm overnight lows, mornings won't offer as much relief as usual this week — check current conditions before you tack up.

⏸️ SCALING BACK INTENSITY
Sticking to light walk/trot work, keeping sessions short, and skipping strenuous exercise altogether on the muggiest days. This isn't the week for hard conditioning rides.

💨I WON'T BE IGNORE AIR QUALITY
Reduced air quality adds respiratory stress on top of heat stress. Keeping work light on hazy days, and stopping if my horse is coughing more than usual.

💧 HYDRATION IS EVERYTHING
Clean, cool water available at all times — checking troughs and buckets twice a day. Adding a tablespoon of loose salt to feed daily to encourage drinking, and considering electrolytes for horses in work.

🌳 SHADE AND AIRFLOW
Making sure turnout has real shade, not just a run-in shed that traps heat. Fans in stalls make a big difference — moving air helps sweat actually evaporate instead of just sitting on the coat.

🚿 COOLING THEM DOWN PROPERLY
After any work, cold hose the neck, chest, belly, and inner legs, then scraping the water off immediately and repeat. In humid conditions, water left sitting on the coat heats up fast and stops helping.

🐎 LETTING THEM MOVE ON THEIR OWN TERMS
Free lunging or turnout in the cooler evening hours lets a horse regulate his own effort — often gentler than a full ride during a heat-and-humidity stretch like this.

🚨 KNOW THE WARNING SIGNS
Watching for heavy or rapid breathing that doesn't settle after rest, lethargy, reduced or absent sweating, or an elevated heart rate that won't come down. These are signs of heat stress — call your vet right away.

🐴 SHOUTOUT TO THE ROCKING HORSE RIDING ASSOCIATION! 🐴

This past weekend I had the absolute pleasure of announcing the RHRA's horse show in Bonfield, where they hosted District 3 NBHA riders for the weekend — and what a weekend it was.

Almost 50 riders, packed grounds, and weather that actually cooperated. 🙌

But let me tell you what really made this show — the people.

Kelly, Jason, and the entire RHRA crew gave up their whole weekend so that riders and their families could have a great experience. The Ag Society showed up with BBQ tongs, good humour, and serious energy, and they absolutely delivered. Every single person there gave their time freely, their hearts fully, and their effort completely.

That's what the NBHA is too — a volunteer-run organization that travels across Northern Ontario, show after show, so that riders in this district can compete, earn points, and be part of something bigger than themselves. We're talking 6am start times and jackpot barrels in the rain, the heat, the wind — whatever the weather throws at them, the volunteers show up.

Why? Because we love this sport. Because we love our horse families. And because we believe the next generation of riders deserves the chance to develop their skills, earn their buckles, and fall head over boots in love with barrel racing the same way we did.

I'll be honest — this was the first show where I did NOTHING but announce. (Okay, I placed a timer once. Maybe. 😂) I felt completely spoiled and I am not one bit sorry about it. The show ran beautifully and I had the best time.

If you haven't been out to an RHRA show, GO. Support this club. They are fun, welcoming, genuine people and I would go back without a single second of hesitation if they'd have me.

💛 Now, a word about volunteers — because this needs to be said:

Without volunteers, there are no shows. No points. No buckles. No prizes. No show families. No community. Nothing.

They are the backbone of every single event in this sport, and they deserve to be treated that way. Be kind to them. Be patient. Be grateful. They are not beneath you — they are there FOR you. How you treat them says everything about who you are as a competitor and as a member of this community.

Let's keep our volunteers feeling valued so they keep showing up — because when they stop, so does everything we love. 🐎

🐎❤️ Some things are bigger than real estate. This is one of them.

I am so proud to announce that I've joined the incredible team behind Hooves and Hearts, a therapeutic riding program right here in our community at 3171 Highway 144, Chelmsford, ON and I need your help to spread the word.

Here's what I know after years of living and working in the farm and horse community: horses heal people. It's not just something we feel, science backs it up. The movement, the connection, the sensory experience of being with a horse has shown real, measurable benefits for children and adults living with autism, ADHD, cystic fibrosis, mental health challenges, and so much more.

Hooves and Hearts takes that a step further. This program isn't just about riding t's a whole health approach that engages the body, mind, and all of the senses together. For humans who face barriers every single day just getting through the world, this program meets them where they are and gives them something truly powerful.

These kids already have enough to overcome. We want to make this part easy.

The 2026 pilot program is launching and we have only 8 spots available for ages 6–8. Assessment Day is June 25th at 6PM. Sessions run 6 weeks starting July 7th & 9th and Week 6 ends with a showcase, a certificate, and a ribbon that I promise will make you cry the good kind of tears. 🎗️

🙋 We need TWO things from this community right now:

1. VOLUNTEERS (16+) Volunteer training is June 23rd at 6PM. No riding experience required just a passion for people, patience, and horses. Flexible hours, flexible scheduling, and the kind of impact you'll feel for years. A Vulnerable Persons Report is required.

2. SPONSORS Our participants carry enough weight already. Your sponsorship directly subsidizes the cost for families who need this most. Every dollar stays right here in our community, changing lives at the end of our own driveways.

I got into farm real estate because I believe in this land, these communities, and the people who pour their lives into them. Hooves and Hearts is exactly that kind of investment except the return isn't measured in dollars. It's measured in a child who stands a little taller, sleeps a little better, and finds something in a horse that they couldn't find anywhere else.

🐴 This weekend I was back in my happy place — in the booth, at the NBHA horse show in Trout Creek.

Announcer. Timekeeper. Barrel placer. Pole setter. Exhibition runner. Payout Princess and Ribbon Runner...Ten years in, and I still show up early, and am usually the last to leave. I drive home a good kind of tired, heart full and cheeks sore from laughing. (And no I still didn't drive the tractor. 😄)

Every show is different. Every show brings new talent, new stories, and a reminder of just how hard these riders and their horses have been working together. We share tips, riding woes, best practices, and more laughs than I can count. This is a community that shows up for each other and I am so proud to be part of it.

I'll be honest, I never had the competitive fire for the arena. I've always competed with myself, not others. But watching my horse friends and family beat their personal bests? Being the loud one in the booth making sure they have a safe, well-run show to come to? That's my version of winning.

I give up summer weekends for this, gladly, every single time.

And here's what I want you to know, this isn't separate from my work in farm real estate. This IS my work. When you call me to buy or sell a farm, you're not calling someone who learned about rural life from a brochure. You're calling someone who has been in your arena, at your fence line, in your community for over a decade.

Y'all, today was a GOOD day in real estate. 🙌

I had a young buyer who absolutely loved a property. The seller was dead set on getting full asking price and wasn't moving. It would have been easy to just send over an offer and hope for the best.

Instead, I picked up my comps and went in person.

And because I did, I got to look the seller in the eye and share how much this property means to my buyer. I got to walk through the data and have a real back-and-forth conversation. I even found out he had a bank appraisal done in October — something I never would have known otherwise and the motivation for his stance.

We landed at just $3K over what the comps support. Not his full asking price. A WIN for my buyer. 🎉

This is why I will always believe that real estate is a human business. Behind every offer is a person with real emotions and real dreams. Sometimes you have to physically show up to honour that.
