Sales declined, driven by higher-priced properties, while homes below $600,000 saw improvement but represented only 20% of available homes. Inventory levels rose steadily, tightening market conditions initially. However, an increase in new listings in the latter half of 2023 led to steeper inventory gains, pushing supply above four months. This surge in supply caused home prices to trend upwards earlier in the year but subsequently declined by nearly nine percent due to increased supply, erasing gains from 2022. Despite this, prices stayed consistent with 2021 and remained above pre-pandemic levels.

The stats have been released in the Hamilton/Burlington/Niagara North area.

Supply levels are 32% higher than typical levels for the month of November….making it one of the weakest Novembers since 2010.

New listings trended downwards this month, however this is typical for this time of year.

Persistently high lending rates are not only impacting demand, but also seeing it on the supply side as many sellers are considering listing their home today during this market correction.

Across the region, months of supply have hovered over 4 months for the third consecutive month.

Conditions under the average home price (around $800,000) are more balanced for lower priced homes.

Buyers market exists in higher priced homes, typically above $1.2M
