Holding offers has been a popular real estate strategy for years, and it’s still used from time to time today.

I’ve seen sellers use this strategy and ultimately reject all offers because none reached the price they were hoping for. I’ve also seen it work incredibly well, with sellers receiving far more than they expected.

But what about the buyers?

Imagine spending time viewing a property, arranging financing, preparing an offer, and emotionally investing in the process, only to discover the seller had no intention of accepting anything close to the list price.

On the other hand, there are situations where holding offers can be the right strategy. Some sellers need maximum exposure and a quick, efficient sale, and this approach can help achieve that goal.

So here’s my question:

Should sellers only be allowed to list their property at a price they would accept?
