When the family occupying this property told us three weeks ago that they were moving out on September 18. We knew we had a lot of work to do in a very short time.

In four days we made it happen. Completed a deep clean, some drywall repair, paint, light fixture and drapery replacements, steam clean, driveway resurfacing and some back yard landscaping to make way for new sod.

The unit is now back to its original state and ready to be furnished for a change of use.

When you take pride in your portfolio, most times your tenants will too.Take the time you're given, whether that be five days or five months to make the necessary upgrades and replacements. A little curb and photo appeal goes a long way.

An expensive lesson to be learned for both the owner and property manager.

'Renovictions' are a major reason that some government parties are eyeing vacancy rent control. Landlords would then have to prove the amount of rent payments they reveived in the prior tax year when attempting to fill the unit with a new tenant.
