What you manage to give to a landlord each month actually has nothing to do with what you can qualify for. What does? Your...

🤑 eligible income
💸 existing debts
🔣 the qualifying rate (not actual rate)
💲purchase price
💰 down payment
🏠 property taxes
🏘 condo fees (if applicable)
🔥 monthly heating cost (often dependent upon a square footage calculation, but typically included at $100 per month as a basic rule of thumb)

And there's more to this calculation. So, the best thing you can do is talk to a mortgage professional to find out where you stand. Until you know this, the house hunting really needs to wait because there's nothing worse than feeling like you've found your dream home only to realize you can't qualify to buy it. 🫧🫟

🏡 Banks/Lenders also want to see 1.5% of the purchase price saved to cover estimated closing costs (legal fees, etc.). Ex: $500K x 1.5% = $7,500
