Guelph Market Update – May 2026
The Guelph real estate market showed signs of increased activity in May, with the median sale price rising slightly to $737,750, up 0.2% from April, while the average price increased 6.1% month-over-month to $794,714. Sales activity strengthened, with 156 homes sold, a 9.9% increase over the previous month, and new listings climbed 4.2% to 418 properties, giving buyers more choice. At the same time, cancelled listings increased 7.5% to 144, suggesting some sellers are becoming disheartened. Homes took an average of 31 days to sell, down from 33 days in April, indicating improved buyer engagement, although properties are still taking longer to sell than they were a year ago.
Looking at the broader trend, Guelph continues to reflect what we’re seeing across much of Ontario: more inventory, cautious buyers, and price stability rather than rapid appreciation. While sales have improved month-over-month, benchmark pricing remains below last year’s levels and buyers continue to have negotiating power. Elevated inventory levels, affordability challenges, and ongoing economic uncertainty have kept many purchasers selective, despite mortgage rates stabilizing and expectations that borrowing costs may gradually improve. Across Ontario, increased housing supply and slower price growth have shifted many markets toward more balanced conditions, creating opportunities for buyers while requiring sellers to price competitively and present their homes well.
