If you have been out enjoying a ride along the Riverside-to-Guelph Lake trail or taking a family walk in Riverside Park lately, you know June in our Royal City is hard to beat! But while the parks are blooming, the local housing market has been doing a bit of cooling. The June 2026 numbers are in, and Guelph is still sitting in a buyer’s market. Here is what you need to know:
👉 The Big Numbers: The average sale price in Guelph was $801,596 in June, and the overall number of home sales fell about 21% compared to last year. Buyers have a lot of options and room to negotiate!
📈 A Bright Spot: According to the Housing Price Index, even though average home and condo values dipped slightly from May, single-family homes are still trending up compared to three months ago. Let's cross our fingers that those gains hold strong through the summer and lead to a nice rebound in the fall! What does this mean for you?
If you are buying, you finally have the luxury of time to do home inspections and breathe. If you are selling, patience and sharp pricing are key (average time to sell is sitting over 35 days right now). And as always, if you need some guidance to prepare your home to look its absolute best, you know who to call. Grab a coffee or your favourite beverage and read my quick, market update. ☕👇
