👉 The Big Numbers: The average sale price in Guelph was $801,596 in June, and the overall number of home sales fell about 21% compared to last year. Buyers have a lot of options and room to negotiate!
📈 A Bright Spot: According to the Housing Price Index, even though average home and condo values dipped slightly from May, single-family homes are still trending up compared to three months ago. Hey Guelph! 👋 Let’s talk about all those construction fences downtown!

I know, navigating the detours can take an extra minute or two. But as someone who grew up in Guelph and worked downtown for nearly 30 years, I promise you that the heart of our city is worth the extra steps.

Think about it: an online algorithm might drop a box on your porch, but it’s never going to know your name, it won't give you a warm smile, and it certainly won't sponsor local charities like the Children's Foundation of Guelph and Wellington. Our downtown business owners do all of that and more. They are our neighbours.

So let’s lace up our walking shoes this weekend and make an afternoon of it! Here is my ultimate Downtown Guelph itinerary to get you inspired:

1️⃣ Start at the Market and then go hunting for unique fashion finds at Kennedy Park and Mrs Meri Mak, or browse the breathtaking collection at Knar Jewellers.

2️⃣ Then head to The Hockey Shop on Carden Street to drop off the kids’ skates to get sharpened by folks who truly care about the sport.

3️⃣ Grab an incredible lunch or dinner at Buon Gusto, Piatto Pizzeria, or La Cucina Pizzeria (we are so spoiled for amazing pizza choices downtown!).

4️⃣ Don't head home without stopping at Market Fresh for weekend essentials and Tomme Cheese Shop for the best artisanal cheeses around and pick up the skates next door before returning to your car at the Wilson Street Parkade.

Guelph has always been a city built on relationships, not just transactions. Let's support the independent shops that make our home so uniquely wonderful.

Is now the time to buy in Guelph? 🤔

The latest data from our April 2026 report shows that conditions continue to favour buyers across the City of Guelph. We’re seeing a median sale price of $735,000 and a significant jump in the number of homes available for sale.

From my perspective as a full-time professional Realtor® and a local resident, this "Buyer's Market" might be the opportunity that many young families have been looking for, making it good for our city's long-term health.

A few highlights:
Freehold Homes average sale price: $849,975.
Condominium average sale price: $535,579.
Total Sales Volume is down about 11%, reflecting a more patient pace for buyers.
