A rate hold means no immediate change to mortgage costs, so the landscape stays roughly the same heading into summer.

For buyers, stability is your friend right now. With more inventory on the market and homes sitting a little longer, you have time to be thoughtful (for the most part!). Well priced freehold homes that show well are occasionally going quick however, if there's one that really catches your eye, you're likely not alone.

For sellers, buyers are still out there, but they're informed and selective. A hold in rates doesn't create urgency the way a rate cut would. Pricing right from day one is more important than ever. As above, well-priced, well-presented homes are still selling.

Overall, no surprises from the Bank of Canada means no big shifts in the market. It's a window of predictability, use it strategically whether you're buying or selling.

Do you know where your main water shutoff valve is?

If a pipe bursts, you have minutes before serious damage sets in, and the first thing you need to do is cut the water supply. Most homeowners have never even located this valve.

Here's what to look for:
Ball valve (image on the left, the one being turned): looks like a lever handle. Turn it 90 degrees so it's perpendicular to the pipe and it's off.

Gate valve (top valve on the left, what they can actually look like in your home on the bottom...): looks like an outdoor hose spigot. Turn it clockwise until it stops.

Where to find it: near your water meter in the basement, crawl space, or utility room. It doesn't hurt to turn it on and off a few times a year just to make sure that it doesn't seize up. If it feels stuck or leaks, it might be time to reach out to a plumber to get it looked at before you have a real emergency!

Find it today, before you need it. Label it, and make sure everyone in your home knows where it is.
