Here are some recent pictures of just a few of the many improvements we've made to Sweetnam House over the past 3 years. With over 2 acres and just 8 minutes from downtown Guelph, in friendly Guelph Eramosa township, this property is pretty special...definitely not cookie-cutter!

We've made so many amazing changes to Sweetnam House in the past 3 years. Almost all of the house has now been completely renovated, tastefully and sympathetically, retaining the original features and enhancing the utility and flexibility of all the spaces. In addition we now have a complete home backup generator that automatically kicks in after 20 seconds of a power failure, so you can continue reading, watching tv or cooking while the rest of the area creeps along in candlelight. And we have a cute and useful little greenhouse, a fantastic utility room and a newly exposed original beam in the garden room. This truly is a remarkable property for the right family. But be aware...we still largely believe that we are the right family for this place, so if you are interested in purchasing Sweetnam House, you need to come prepared to pry us out of here!

Kitchen is almost finished... Old World Woodworking is making 2 exterior doors for us, and until they're in we can't finish the trim and baseboard. But it's functioning well and we're so happy with the way it looks - seems to capture the warmth of olden days with the antique floor, the huge farmhouse sink, the faux antique pantry and buffet and the rustic backsplash. And finally I have the perfect location to display all my antique tins, collected over the past 20 years.

Busy few months! There were some delays with the summer kitchen, getting the exact right farmhouse sink, but we're getting there and the kitchen is almost complete and looking good, pictures will be coming in a few days. Rocky, our pesky but cute Golden, had 6 puppies on Feb 20 - they are pretty cute, so we'll give you some Rocky-puppy-pictures in the meantime.

The floor is done - so gorgeous we don't want to mess it up with, you know, cupboards and furniture and all that stuff that normally goes in kitchens. This floor restores the same cosy atmosphere it must have had as the original summer kitchen for the house.
This week we'll have a gas insert installed in the living room fireplace and will finally be able to enjoy the warmth of a flaming fire without the aggravation of hauling in wood. Watch for all the updates.

Our "minor renovations" continue...here are some pictures of our COMPLETELY gutted kitchen, with the reclaimed floor partially installed. The boards were reclaimed from an 1860s Ingersoll house, they've been handscraped and cleaned and after they've been installed they'll be sanded and finished. I've included a picture comparing the unscraped plank - how would anyone guess such a gorgeous floor is under this nasty grey wood? Upstairs the master ensuite shower stall has been insulated, parkay floor removed (yay!) and we took out the electric baseboard heater in favour of forced air - it's pretty cosy in there now. The new floor will be red oak, 4.5" boards.

The demolition continues. The lilac bathroom held a few surprises of its own, such as the 3inches of concrete under the shower floor tiles, and the 200 lb layer of lead...we have no idea how this didn't end up crashing through to the kitchen below at some point over the past 40 years. At least we know the floor joists are solid. The picture shows how much insulation there was between the shower wall and the exterior wall...no wonder it was chilly in there!

The laminate floor in the kitchen is no more! And we found the 60s lurking below (was this EVER a good look???). These ceramic tiles are set on concrete and have to be removed to make room for our "new" pine floor. New to us, but reclaimed from a house built in similar period, the new floor will begin to restore the warmth and charm of an old country kitchen.

No such thing as "small renovations"! Now the carriage house kitchen is on its way to becoming our main kitchen with a complete renovation. The spiral staircase is gone, giving us room above the kitchen to build an actual walk-in closet in the master bedroom. But the kitchen is our focus right now, new flooring, new appliances, new island and a whole new atmosphere. We're excited!

One more Open House, this Saturday September 20 1-3pm.

Feel free to join us before we undertake a few small renovations. Meanwhile out on Highway 7 they will be "rehabilitating" the road (not widening). Construction has started at the Rockwood end and will continue along towards the airpark. They estimate that the entire stretch will be complete by next summer!

I'm putting up more puppy pictures as requested - the pups are doing great at their "other" mom's place. Open House was quiet, lots of people are away on vacation now. We're re-strategizing for August and will renew our efforts in September. We got some great feedback from the Open House visitors, as always, but we are still waiting for the special person who can make the most of this amazing property. In the meantime, enjoy the puppy pictures...we'll be visiting them next week before they go to their new homes, so we'll post their "7.5 week old" pictures then.
