August brought a modest improvement in activity to the Guelph real estate market, even as home prices continued to sit below last year's levels. However, both new listings and sales increased year-over-year, suggesting that more buyers and sellers were willing to participate in the market despite continued price sensitivity. Despite the softer numbers, Guelph remained in balanced market territory, which is an important distinction. The market is not showing signs of being overwhelmed with inventory; rather, buyers are taking longer to make decisions and sellers are facing less urgency from purchasers. Spent a wonderful weekend on Bowen Island celebrating Bryan and Josephine’s wedding. So grateful to have been invited to share in the celebration of two longtime friends.

A mountainside ceremony overlooking the bay, with Vancouver in the distance, made for an unforgettable setting. We also had a great time exploring Bowen Island along the way. What an incredible place to celebrate!
