Halifax summers get hot, and a few smart upgrades can lower what you spend to stay comfortable while also helping your home grow its value over time.

Here are five affordable fixes:

Insulation and sealing gaps around doors and windows deliver the biggest return. Heating and cooling costs for the year are one of the first things a buyer will ask for.

Light-coloured or blackout cellular shades are a simple swap that blocks a good share of solar heat.

Switching incandescent bulbs to LED is one of the cheapest changes you can make. LED bulbs use a fraction of the electricity and give off far less heat.

A programmable or smart thermostat lets your heating and cooling follow your schedule instead of running all day. currently offers a rebate on qualifying models, which brings the upfront cost down.

If you are already planning to reshingle your roof, ask about a lighter shingle colour or a light shade of metal. Dark shingles can raise attic temperatures all summer, accelerating roof degradation and heating your home. My own home is a 1.5-story with bedrooms on the second level and no attic between the ceiling and the roof, and switching to a lighter shingle made a noticeable difference in how warm those rooms get in the summer.

None of these require gutting your house, and each one pays you back twice: once while you are living there, and again when you go to sell.

I've been asked whether energy-efficient homes are performing better than other homes in a more balanced market, and my answer is yes.

Homes are sitting on the market longer right now, which gives buyers more homes to compare and more time to compare them.

When two similar homes come up, and one of them has a heat pump or added insulation, buyers are willing to move quicker and pay a little more for it.

Halifax's housing is a mix of century homes and new builds, and energy efficiency doesn't always look like solar panels. Here are five things I look for when I'm assessing how efficient a home actually is.

1. I start with insulation, because proper insulation in the attic, basement, and exterior walls does the most to regulate temperature and cut down on heating and cooling costs.

2. Then I check the windows and doors, since double- or triple-pane glass with proper sealing makes quite a difference in how much heat a home loses.

3. The heating and cooling systems are always a consideration, and in our climate, a heat pump or a smart thermostat can change how a home consumes energy day to day.

4. I also look at the appliances because ENERGY STAR-certified models use less electricity over time.

5. And I check for renewable energy features like solar panels or battery storage, which are still uncommon in Halifax but add a lot of value to the new homeowner in terms of stability.
