If you are trying to break into the housing market in Nova Scotia and the down payment keeps feeling like the biggest hurdle, this new First Time Homebuyers Program Pilot is worth knowing about. The province has partnered with local credit unions to offer mortgage financing with as little as a two percent down payment, backed by a government guarantee that removes the need for traditional mortgage insurance. For buyers in HRM and East Hants, this applies to homes priced up to $570,000, while buyers elsewhere in the province can purchase up to $500,000. To be eligible, you need to be a first time homebuyer, live in Nova Scotia, have a household income of $200,000 or less, and meet standard lending and stress test requirements, including demonstrating solid credit. The home must be owner occupied, and buyers must be Canadian citizens, permanent residents, or have approved immigration status. The best part is that the process happens directly through participating credit unions when you apply for your mortgage, so there is no separate government application to navigate. For many buyers who can comfortably afford monthly payments but have struggled to save a large down payment, this pilot could be the bridge that finally turns homeownership from a long term goal into something that feels within reach.

Amherst is breaking new ground with a new affordable housing community, The Groves at Hillsdale. This development is now accepting applications and offers a real opportunity for affordable home ownership through an innovative shared-equity model that does not require a traditional down payment. At full build-out, the community will include 47 homes, with 28 available for purchase and 19 designated as affordable rentals, all designed specifically for moderate income households and supported through partnerships between government and non-profit organizations like United Way Maritimes.

Prospective buyers can expect purchase prices ranging from approximately $127,000 for a one bedroom to $182,000 for a two bedroom, with estimated monthly mortgage payments between $740 and $1,100. To be eligible, applicants must have a combined household income between $50,000 and $80,000 and the standout feature is that no down payment is required.

This model is designed for moderate income households who are often find themselves in the gap between “can’t qualify” and “can’t afford.” With affordability continuing to be one of Halifax’s biggest challenges, it’s hard not to wonder what this kind of model could look like in larger urban markets and whether it could offer a real solution rather than simply adding more supply that still feels out of reach.
