Ever wonder how a real estate agent “knows” what your house is worth?
Every single agent out there, and I mean every one of them, will offer you a free CMA (comparative market analysis) to tell you what your home might be worth. Frankly, we all use pretty much the same software to generate those in about 45 seconds and the data in those reports is factual. But here’s where things start to get a bit misleading.
Because those reports we print off don’t tell you whether or not those comparable home sales had the same lot usability, drainage, privacy, or exposure to road traffic as your home does. They don’t tell you whether they were in a quiet cul-de-sac or on a corner lot with higher traffic exposure. They don’t tell you whether those comparable home sales had a newly subdivided lot next door with a new build underway, or whether they were surrounded by long-established homes in a stable area.
It also doesn’t tell you whether those homes sold in a fast-moving spring market where conditions favoured sellers, or in a slower market where buyers had more time and leverage.
The number on the page is only as good as the story behind it. And most CMAs don’t tell you that story.
I’m the kind of agent who will tell you the story that other agents won’t. Houses are complicated, man, and I always look at things the way a potential buyer would…with a critical eye, comparing your home to the 14 other homes they’ve seen that week.
