October’s Hamilton–Burlington market shows a few key shifts:

📉 New listings are down - meaning less inventory for buyers to choose from.
⏳ Days on Market increased to 42.4 days - homes are taking longer to sell.
📈 Average sale price saw a slight uptick despite the slowdown.

What this means:
🔹 For Buyers: Less inventory = more competition for the “good ones.” But with homes sitting longer, buyers may have a bit more negotiating power and time to make decisions.
🔹 For Sellers: Your home needs to stand out. Pricing, presentation, and marketing are crucial - but the slight price increase shows strong demand for well-positioned properties.

This combo signals a market where buyers have more breathing room, and sellers need to stand out with strong pricing + presentation. Economic pressures (rates, affordability) are still keeping some buyers cautious, which explains the slower pace even with fewer new listings coming online.
