Before you fall in love with that floorplan…read this. 🏗️

New construction in Hamilton looks great on paper. But there’s a lot the builder’s sales office won’t tell you.

1️⃣ The Price Isn’t Final
Development charges, levies, HST adjustments & upgrades can quietly add $50K–$100K+ to your base price. Always get a full closing cost breakdown first.

2️⃣ You Need Your Own Agent
The builder’s rep works for the builder. Your agent runs a CMA, compares projects, and reviews that contract — at no extra cost to you.

3️⃣ Delays Are Basically Guaranteed
Ontario builders can legally push your closing date multiple times. Don’t give notice or book movers until you have a firm possession date in writing.

4️⃣ The Deposit Structure Is Huge
New builds require 15–20% in installments — sometimes starting the day you sign. Make sure your financing timeline matches before you commit.

5️⃣ Tarion Is Your Safety Net
You’re covered for up to 7 years on structural defects. Know your PDI rights and document everything before you take possession.
