Average sale price: $714,420 — down 8.0% year-over-year. Sales took the bigger hit: 376 homes sold, down 22.6% from last September, and homes are taking 46 days on average to sell (up 15%).

Translation: buyers have more room to take their time, and sellers need to price it right from day one. Overpriced listings are the ones sitting.

July's numbers tell a story the headlines aren't saying yet: the Hamilton market is quietly stabilizing.

Single-family home prices held nearly flat — the median came in at $750,000, almost identical to July 2025. Inventory is tightening across the board, down nearly 14% year-over-year. And condo and townhouse sales actually rose compared to last year, even as new listings dried up.

Sales volume is still softer than a year ago, and buyers are still negotiating. But the freefall in prices has stopped — at least for now — and the data is pointing toward a more balanced market heading into the fall.
