July's numbers tell a story the headlines aren't saying yet: the Hamilton market is quietly stabilizing.

Single-family home prices held nearly flat β€” the median came in at $750,000, almost identical to July 2025. Inventory is tightening across the board, down nearly 14% year-over-year. And condo and townhouse sales actually rose compared to last year, even as new listings dried up.

Sales volume is still softer than a year ago, and buyers are still negotiating. But the freefall in prices has stopped β€” at least for now β€” and the data is pointing toward a more balanced market heading into the fall.

Sales actually rose for the first time in months, up 1.9% year-over-year. But prices dropped more than they have all year β€” the median sale price across all property types fell to $665,000, down 9.5% from June 2025. Single-family homes, which held firm through the spring, slipped to a $730,000 median. Condos and townhouses saw buyer activity surge 18.6%, yet prices still softened to $587,750.
