April 2026 numbers are in:

🏡 498 homes sold (-6.9% YoY)
⏳ 35 avg. days on market — down sharply from 45 in March
💸 $782,148 avg. sale price (-1.7% YoY) — nearly flat
📦 2,074 homes available (-4.0% YoY)

Here’s what the trend is really saying over the last 4 months:

📉 January: Buyers had maximum leverage
📉 February: Deepest buyer advantage of the cycle
📊 March: Market found its floor
📈 April: Balance is returning — fast

Single family home sales are essentially flat year-over-year. Homes are selling faster. Inventory is tightening. The average sale price drop has gone from nearly 6% in February to just 1.7% this month.

For buyers — the window of maximum leverage is closing. The deals that exist today may not be there in 60 days.

For sellers — conditions are improving. This may be a better time to list than you think.
