The real estate cycle in Ontario traditionally follows four distinct phases tied to weather:
Spring (Peak Season): The busiest period, starting as early as February or March as snow melts. Increased daylight and blooming landscapes boost curb appeal. Buyers, especially families wanting to move before the new school year, create high demand and competition.
Summer (Steady to Slow): Activity remains high early on but often tapers in late July and August as people vacation. Heatwaves can deter buyers from touring homes, making air conditioning a critical selling point.
Fall (The Second Wave): A surge of "serious" buyers appears, looking to close before winter. Homes often show well with colorful foliage, but activity drops sharply as temperatures fall.
Winter (The Slowest Period): Traditionally sees the lowest inventory and sales. However, buyers active now often face less competition and can negotiate better deals. Winter also allows buyers to test a home's "true performance" regarding insulation and heating.
