Let’s review how the first month of 2023 closed out...

There were 477 sales of residential properties within the Hamilton-Burlington areas in January!

January ended off with an average sale price of $787,667. Swipe through for each areas individual sale price and stats.

What about the lowest sale price last month? $305,000 for a detached home in East Hamilton - this sold above list price. Highest sale price last month? $3,300,000 for a home in South Burlington - this one sold under the list price.

915 listings went active on the real estate board during the month.

How do these stats compare to the same time last year...

In January 2022, there were more sales with a total of 597.

Average sale price is down 26.60% year over year as January 2022 sat at $1,073,181. However… we can all remember the early months of 2022 and recall how insane the offers were getting. This year, we are in a much more sustainable and balanced market.

Lowest sale price was $212,000 for a condo in West Hamilton and the highest sale price was $5,280,000 for a 5000+ sq. ft. Burlington home.

And, 730 listings went active on the real estate board.
