Life moves quickly, but there’s something to be said for slowing down long enough to enjoy what’s right in front of you.

What’s one simple moment that made you smile today?

Keeping your old house and renting it out sounds simple. It's manageable — but five things change the day a tenant moves in, and every one of them is easier to handle before than after.

🏦 Your lender — most mortgages were approved on the basis that you'd live in the home. Tell your lender first, and check whether renting it out needs their consent.

🛡️ Your insurance — a home you don't live in needs a separate policy, and an undisclosed tenant can void the coverage you think you have.

📋 Your condo corporation or strata — in most provinces, bylaws can restrict or ban rentals, set minimum lease terms, or require approval.

🔑 Your tenant — screening, a proper lease, deposit rules that vary by province, and your province's rules on notice, repairs, and ending a tenancy.

⏰ Your time — a few hours a month in a quiet stretch, and whole days when something breaks or someone moves out. The 2 a.m. water heater call is real.

Nothing on that list is a reason not to do it. All of it is a reason to do it on purpose.

Why are more owners asking whether to rent out the house they're leaving?

Start with prices. Nationally, the benchmark price index is still running below where it was a year ago, even as sales have picked up and markets move back toward balance. For anyone who bought in the last few years, selling can mean taking less than they hoped — so holding the home and renting it out looks like a way to wait out the dip instead of selling into it.

But holding has its own math here. Mortgages renew every few years, so there's no decades-long rate to protect by staying put; you'll face today's rates either way. And the tenant you'd be counting on is paying less than a year ago, with asking rents down across the country as a record number of new apartments come online.

So it's a real question, with a real case on both sides. The owners who come out ahead are the ones who decide on purpose, before they list, with the numbers in front of them.

🔥 Gas — If your home uses natural gas, arrange service ahead of time for appliances, hot water, or heating.
📶 Internet — Schedule your internet installation early, especially if you work from home or need to stay connected during the move.
