Hamilton real estate in March continued to move at a more balanced pace. Hamilton real estate in March continued to move at a more balanced pace. Hamilton’s housing market is shifting in more ways than one right now.

January sales were down roughly 18% year over year, and homes are taking longer to sell. That slower pace means less urgency and more negotiation, which is a big change from the frenzy years.

While resale activity has cooled, the city is also tightening up on housing oversight. The Vacant Unit Tax declaration is now open, requiring owners to report occupancy status for 2025, and Hamilton’s new Safe Apartment Buildings by-law is officially in effect, requiring larger rental buildings to register annually and submit maintenance plans to improve tenant safety and standards.

It’s a mix of slower sales and clearer rules. Nothing extreme though; just a market and a city adjusting at the same time.

Hamilton’s market is quietly telling a clearer story right now.

Inventory is still outpacing sales, with average days on market sitting around the mid-40s. That’s why buyers don’t feel as rushed and why pricing has to be more realistic. (Zolo)

At the same time, condo activity across the Greater Toronto and Hamilton Area has slowed to levels not seen in decades, which is adding caution to that part of the market. (Canadian Mortgage Trends)

Even so, well-positioned properties are still performing. A recent Stoney Creek townhome was highlighted for its ability to work as both a primary residence and a strong Airbnb income property. (Insauga)

Toward the end of 2025, prices in Hamilton continued to cool.

The average sale price in December came in around $663,558, roughly 14% lower than a year earlier. Every property type saw some softening, but condos were hit the hardest, dipping closer to the mid-$300s.

At the same time, supply increased and months of inventory moved above five months, which is why the market feels a lot more balanced than it used to.

What that actually means is less panic and fewer emotional decisions — the market is behaving more like a market again, not a lottery.
