September numbers are in for Hamilton, Grimsby and Stoney Creek.

Hamilton's median was down 8.6% — but nine of the ten areas moved differently, and Hamilton Centre actually went up. Your area probably didn't do what the headline says.

Grimsby was the strongest of the three. Detached sold at 99.2% of asking in 24 days.

And if you've been waiting to buy a condo in Hamilton, this is the most room you've had in years. 8.5 months of supply, 72 days to sell.

Stelco is idling its Hamilton finishing lines on or around October 9. Up to 500 jobs by Stelco's count, 350 at the Hamilton plant by the union's.

I'm not going to tell you this drops Hamilton house prices, because it doesn't. But it changes the maths for a few hundred families, and a lot of them are in the east end.

The bit nobody's covering: Stelco's offering those workers jobs at Lake Erie Works. That makes it a relocation decision for some households, not just a layoff. I went through what that actually means for your house, and what to do if your job changes while you're mid-deal.

Two Grimsby headlines that don't sit well together: the GO station broke ground in July, and this month GO cut weekday trains to Niagara until at least the spring.

Buy Grimsby if you'd buy it with no train at all — the town holds up on its own. Just don't stretch your budget on a 2027 date that depends on CN finishing its track work.

Hamilton wiped out development charges on new homes — up to about $100,000 each — and it still won't get much built. CMHC says what's actually stopping projects is weak presales, not city fees.

Which matters if you're sitting on the sidelines waiting for more choice to show up. Prices are down and waiting hasn't been a mistake. But "more supply is coming" is the one reason to wait that the numbers don't support.

Ontario's N4 notice period drops from 14 days to 7 on September 21.

It sounds bigger than it is. The Landlord and Tenant Board was still scheduling non-payment hearings about three months out as of spring, so the change takes a week off a process that runs four to six months.
