A HOME INSPECTION SHOULD HELP YOU DECIDE â NOT PRESSURE YOU TO PROCEED.
Buying a home is both a financial and an emotional decision.
By the time an inspection begins, buyers have already invested time, energy and money in the property. Psychologically, it can start to feel as though they are already committedâeven when the inspection reveals reasons to reconsider.
That is why I explain the following policy to my clients before the inspection:
If, during the inspection or after you have had time to process the informationâup until I begin preparing the written report the following dayâyou decide not to proceed with the property, I will not prepare the report and the home-inspection fee for that property will be reduced by 50%.
The next property is a new inspection and is quoted separately based on its location, size and required services.
This is not intended to encourage buyers to walk away. It is intended to make sure that the cost of an inspection never becomes a reason to continue with the wrong property.
A few hundred dollars already spent should not pressure someone into a purchase worth hundreds of thousands.
This can be especially important when purchasing a rural Nova Scotia property, where the condition of the home, private well, water supply and other property systems may all affect the final decision.
My job is not to help sell the house.
