“Take your time to find the right fit—and I’m not just talking about the home.

The relationship you have with your Real Estate Advisor is a vital one.

Whether you’re in the market to sell or purchase, interview a few Realtors and see who you connect with.

People want to do business with those they know, like, and trust.

People, whether buying for selling don’t always realize is how much the systems within a home—plumbing, electrical, HVAC, and structural components—can impact not just the sale price but the long-term value of a property. As someone who works closely with contractors, including my husband, a licensed carpenter and home inspector, I’ve gained a deep understanding of these systems from the ground up. This insight allows me to help clients look beyond surface-level aesthetics and understand the true integrity and functionality of a home, ensuring a smarter, more informed buying or selling process.”

When we asked .jennahmcintyre what she felt she wished more people understood about the real estate process, she replied:

“In real estate, timing is everything! Deadlines for offers, conditions, and closings aren’t just formalities—they are legally binding agreements that protect both buyers and sellers.

Staying on top of these timelines can help with a smooth, stress-free transaction.

Why Deadlines Are Crucial in Real Estate

1. Offers and Counteroffers:

• Every offer has an expiry date. If either party misses it, the deal could fall apart.

2. Conditions and Clauses:
• Deadlines for things like financing approval, home inspections, or reviewing documents must be met. Missing these can mean losing the home or moving forward without essential protections.

3. Closing Dates:

• The agreed-upon closing date is binding. Delays can result in extra costs, penalties, or even legal implications.

Staying mindful of these deadlines is key to a successful real estate experience.”

We asked Broker What’s one thing you wish people knew about the real estate process that would make their experience smoother?

Her reply …

“Our job is to make our client’s real estate journey comfortable and smooth. One really important factor that people may not know going into a property purchase is that a “good faith” deposit is typically required.

The deposit is a factor of negotiation, it can range but may be 5% of the purchase price for example.

The deposit can be due on receipt of an offer, within 24 hours of acceptance or a separate custom written clause can lay out the terms of the deposit.

Note: for a longer closing, it is possible to also submit supplementary deposits at agreed upon times.”

“Ensuring our clients have a realistic budget is very important.  They need to understand their financial situation upfront.  This includes being aware of all potential costs involved in the purchase or sale.  Closing costs, inspection fees, and agent commissions.  This could reduce stress and help clients make informed decisions throughout the transaction.”

Having this crew sitting front row meant the world to me 🫶

Last Thursday, I had the opportunity to speak on a panel with a few other industry professionals.

The subject was Change vs Consistency: The Dual Drivers of Real Estate.

We know that if you don’t adapt and embrace change, you’ll get left behind. That’s evident in any industry.

Remaining relevant is about your ability to consistently deliver value to the people you serve.

Sure, it’s easy to stick to what works, what’s comfortable, but ultimately, people grow tired of that.

With change being inevitable, opportunity is there for those who “show up.” It’s that simple.

Thank you The Buzz Conference for delivering such relevant content and curating the right people to deliver it.
