In today’s market, buyers know value immediately. You can have great photos, marketing, and staging, but if the price is off, the market will tell you fast.

Good marketing gets attention.

And not every homeowner is as firm as they seem.

Sometimes the listing is already telling you there’s room to negotiate. You just have to know what to look for. 👀

And then there’s a version where the work is already done before the sign ever hits your yard.

This home held our everyday moments.
Barefoot kids in the yard until the sun went down, hands in the garden, a dog tearing past at full speed, and goats that somehow became part of our rhythm.
It’s where our family grew, laughed, and figured things out.
Letting it go isn’t easy, but it’s time for another family to make it theirs.

You won’t see me posting how many units I sold or how much volume I did in 2025. Not because it wasn’t a good year, but because that’s never been the point.

This year was about doing right by people, navigating a weird market, and putting in the work even when no one was watching. I’m grateful, I’m proud, and I’m hungry for what’s next.
