Before you fall in love with the lake view, here are 5 things you should know that many buyers don’t realize until after they buy.
1. Waterfront doesn’t always mean usable waterfront
Shoreline type, water depth, weeds, and swimming conditions all matter. Two cottages on the same lake can offer very different experiences and resale value.
2. Not all cottages are four-season
Many Muskoka properties are three-season, even if they look finished. Insulation, foundation, heating, water lines, and septic systems determine whether winter use is realistic.
3. Septic and water systems are critical
Older cottages may have holding tanks or lake water systems. These can work well, but buyers need to understand capacity, maintenance, and upgrade costs.
4. Zoning and shoreline regulations are strict
Setbacks, conservation rules, and shoreline protection can limit renovations, additions, boathouses, and bunkies. What you plan to do may not be permitted.
5. Access and ongoing costs vary widely
Private roads, dock systems, winter access, snow removal, and water treatment can significantly impact annual ownership costs.
Muskoka is an incredible place to own, but buying a cottage requires a different mindset than buying a city home.
