“So… how’s the market?” … If I had a dollar for every time someone asked me this at a BBQ, family function, or coffee shop I’d probably have enough for a pretty nice Muskoka cottage. 😏

July brought some very mixed signals. Across Muskoka & Surrounding Areas:

↑ Avg. Days on Market: 46
↑ New Listings: 466

What does that actually mean?
Fewer homes sold, properties took longer to sell, and inventory grew.
Wait, but why did the average price go up?
A higher average price doesn’t automatically mean your home gained value. It often just means more higher-end properties closed that month, pulling the average up. 💡
The real story? Buyers have more breathing room.

Activity slowed and days on market climbed, even as higher-value sales nudged the average price upward.
So… is it a buyer’s market? Not exactly.
Is it a seller’s market? Not exactly.
It’s a selective market.
Buyers are taking their time and weighing options.
Sellers need strategic pricing and standout presentation.
The right properties at the right price are still moving.
The market isn’t something you can summarize with a simple “it’s great” or “it’s bad.”
The question I’d rather answer isn’t “How’s the market?”
