The walls between the digital world and the real estate market just got a lot thinner.
Fannie Mae is officially moving into the crypto space. Through a new partnership between Better and Coinbase, you can now use your Bitcoin or USDC as collateral for a home loan. This is the first time a crypto-backed mortgage has been accepted by Fannie Mae, meaning it is now a conforming product that fits into the traditional banking system.
The biggest advantage for a buyer is simple: you do not have to sell your assets to make a down payment. You avoid the massive capital gains tax bill that usually comes with liquidating crypto, and you get to keep your portfolio intact for future growth.
We are seeing a total shift in how wealth is measured in the housing market. This opens the door for anyone who has been asset rich in digital currency but felt sidelined by traditional lending requirements.

🚨 BREAKING HOUSING NEWS 🚨
Bill C-4 just became law. This is a big deal for first-time home buyers.

Here’s the headline:

🏡 NO GST on new homes under $1,000,000 for first-time buyers 📉 Reduced GST on new homes from $1M–$1.5M

After almost a year of delays and political back-and-forth in Ottawa, the bill has finally received Royal Assent and is now officially in effect.

What does this mean?

If you’re a first-time buyer purchasing a brand new home, you could save tens of thousands of dollars in GST.

The rebate applies to new homes where the purchase agreement with the builder was signed on or after March 20, 2025 and before 2031.

The CRA forms are expected within days, which means builders will soon be able to apply the rebate directly for buyers.

This could change the math for a lot of people thinking about buying new construction.

The real question is…
