The headline this year is the same everywhere. Sales are weak, prices are soft, the market is grinding lower. If you own a home, that headline feels personal.

Here is the honest part. Most of those headlines describe Vancouver and Toronto, where a pre-sale bought at the peak really is hurting. That is a real story. It is just not automatically your story.

Zoom out and localize it. In Kamloops the single-family benchmark is $684,300, up 1.2% over the year, not down. Homes are taking longer to sell, 51 days as of the June board numbers, but well-priced ones in the $500,000 to $750,000 range are still drawing competing offers. Slower is not the same as falling. Those are two different markets wearing the same headline.

Before you make a move based on a number from a city 3 hours down the highway, get the number for your actual neighbourhood. I have lived here since 1996 and I can pull it for you.

If your mortgage renews in the next year, you are not just signing a form. Roughly 60% of Canadians renewing right now are resetting at a higher rate than they had.

A lot of people are quietly managing that by stretching the amortization or taking a shorter term, betting rates drop before they renew again. That is a real strategy. It is also a bet, and I would rather you make it on purpose than by default.

Here is the calmer question. If your payment is climbing anyway, is this the home you want to carry that payment in? For some people the answer is yes, stay put. For a downsizer sitting on years of Kamloops equity, a renewal is the moment to ask whether that equity could buy a lower payment and less stress in a townhouse instead. The townhouse benchmark is $506,500 against a single-family benchmark of $684,300.

I am not telling you to sell. I am telling you a renewal is a fork in the road, and forks are worth doing the math on.

51 days. That is how long the average single-family home in Kamloops now takes to sell, up 19.3% from a year ago.

Here is what that number means if you are thinking about selling. Homes are sitting longer, so the market has less patience for a price that is just testing the water. Price high to "see what happens" and the first 14 days get spent on the wrong buyers. Then the home goes stale, and stale homes draw lowball offers because buyers assume something is wrong.

The homes that still move, some with competing offers, are the ones priced to the real benchmark on day one. Right now that single-family benchmark is $684,300. Precision beats optimism in a 51-day market.

In July, a new west coast pipeline was announced. The proposed southern corridor runs through Valemount.

Valemount sits where Highway 5 meets Highway 16, on the Yellowhead. The Moose Pub fronts that highway, near the town's hotels and motels.

The town has seen something like this before. During the Trans Mountain expansion, local hospitality and retail saw a lift as crews moved through the corridor.

This is a proposed project and no outcome is guaranteed. What is not speculative is the rest of it: zoning here is restrictive, and BC has frozen new licensee retail store licences until July 2032. Supply is fixed either way.

The single-family benchmark in Kamloops is $684,000. In Greater Vancouver, a detached home is $1,822,900. Same house type, same month, nearly three times the price.

But the price gap is only half the story. What you actually trade is the ocean and some job density for a shorter commute, four seasons, and a mortgage that does not run your life.

The people who move here happy came for the lifestyle math, not just the sticker price. The ones who struggle expected Vancouver with cheaper homes.
