Ran Rayleigh this morning. Run 7.

Two weeks off because of the smoke, so I wanted flat, and Rayleigh is flat. What I did not expect was how much the neighbourhood changes depending on where you are standing in it.

The highway and rail side is exactly what people assume Rayleigh is. Loud. But get down toward the North Thompson and it is quiet, the lots are big, and it feels like the country without the 45 minute drive I do every day from Pinantan.

I do these runs because I think you learn more about a neighbourhood at running pace than you ever do from a car. You hear it. You see which yards get used.

Rayleigh folks: what do you wish people knew about living out here that never shows up in a listing?

Three properties completed on the same day this month — two bare lots in Pinantan Lake and an acreage in Lillooet. Two towns, two and a half hours apart.

I was on the buyer's side of all three.

I think that's worth saying out loud, because people still picture this job as putting up a sign and waiting.

Buying rural is a different animal. The sign is the easy part. The real questions are the well nobody's tested, the septic that's older than the house, the shop that was built without a permit, whether the subdivision potential is real, and what the driveway looks like in February.

I spent 18 years in construction before I got my licence. I look at a property the way a person who has built one looks at it. Some days that means telling a buyer to walk away in the driveway — which is a better outcome than finding out three months after possession.

If you're thinking about an acreage, a lot, or something off-grid around Kamloops, bring me in early. That's when I'm actually useful.

Run 6. Westsyde Road, in 35 degree heat, which in hindsight was a decision.

Westsyde Road is long. Really long. And on the entire stretch I found two active listings. That tells you more about the Kamloops market right now than any stat I could put on a graphic.

The one I stopped running for was 4707 Westsyde Road. Riverfront on 0.72 of an acre, 4 bedrooms, 3 bathrooms, inground pool, $749,900. Riverfront inside city limits with that much land does not come up often in Westsyde.

On the way out I ran into a photographer shooting a home that is not listed yet, so keep an eye on this road.

Also ran past Privato Vineyard and Winery out there. Worth the drive on its own.

If you are going to run the market out here, you are always running uphill. Still went.
Blue skies, no smoke, and acreage views that are hard to beat anywhere in Kamloops.

Run 3. Sunrivers. Kamloops. 👟
That’s right. You’re probably thinking that’s crazy, Sunrivers is so steep, how can you do that after only Schubert Drive and Lillooet.
That’s okay. I’m determined.
Same determination I bring when I do your listings.
My one beef with Sunrivers? These streets need cut throughs. Too hard for us runners down here. But man, this neighbourhood is gorgeous.
