This living room went from a tired and outdated space to a bright and peaceful room where buyers would instantly picture themselves at home. The McDonald’s inspired red and yellow walls were replaced with a neutral colour paint and the 90’s squiggly wall mirrors were taken down. A colour palette of calming greens and hints of blue changed the entire vibe of the room. The dark curtains were banished to let in the sunshine and more light was added with lamps.

The payoff? More buyer interest, increased competition, and multiple offers for my sellers.

New owners will be getting the keys to this beautiful Westsyde home this week. 816 Alpine Terrace went under contract before I even shared this listing video created by the oh so talented Nate Myhr from Havenhouse Studio

This quick sale was a collaboration of 3 equally important things:

- Smart renovations to the home: My sellers listened to my advice about what to update and replace in the home, which included a fresh coat of neutral paint through most of the home, new flooring in one bedroom that had very worn old carpet, and a new hot water tank to replace the 10+ year old one (a red flag for home insurance). They were amazing in doing what needed to be done to sell quickly and it paid off.

- Staging: This is where I came in to take this vacant home and make it look warm, welcoming and well-laid out. Rooms look smaller when they’re empty - period. And in this case, open concept spaces need to be clearly laid out so buyers don’t have to wonder where to lace their furniture.
