Okanagan, Kamloops real estate sales steady; new listings down
July brought a steady pace to the Okanagan and Kamloops real estate markets—sales held firm compared to last year, even as new listings took a noticeable dip. Single-family home prices edged up by around 2%, reflecting subtle but meaningful value shifts. While overall sales activity remains below the 10-year average, the market continues to show resilience. As someone who focuses on BC residential houses and condos, I’m always watching these trends closely to help clients make sense of changing conditions and opportunities.

Kamloops Real Estate Market Embraces a Thoughtful July
July brought a noticeable slowdown to the Kamloops real estate scene—just 254 sales and 457 new listings, both trailing behind previous months as well as last year’s numbers. Even with this dip in activity, the market remains steady overall. Inventory continues to run low, with demand still outpacing the available supply. As someone focused on helping clients buy and sell homes and condos in our community, I’m always keeping an eye on these shifts to help you navigate what’s next.

First-Time Buyer Math Is Shifting | Visit me here for more info: www.aaronbraaten.com
As someone who works closely with first-time homebuyers here in BC, I know the decision between renting and buying isn’t always straightforward. A recent analysis found that buying outperformed renting in 41% of 136 cities studied—once you factor in the equity built through principal paydown and local price appreciation. Even with that, the median city still slightly favored renting, so the answer really depends on where you’re looking. The study focused on markets where low-down-payment loans are available, comparing three-bedroom rental rates with the estimated costs of homeownership. What stood out? Local appreciation rates varied quite a bit, but one thing remains consistent: every mortgage payment includes principal paydown, steadily building your equity over time. It’s also important to keep in mind that interest rates, refinancing options, upfront costs, maintenance, and strata/HOA fees can all affect what makes the most sense for you. Ultimately, it’s the local numbers—and your own goals—that matter most. Having worked with many buyers navigating these choices across Kamloops and BC, I always emphasize how personal and local this math really is.

Canada First-Time Buyer Rules Differ | Visit me here for more info: www.aaronbraaten.com
One thing that often surprises clients is how first-time home buyer rules in Canada aren’t as straightforward as they seem. Just because you’ve owned a property before doesn’t always mean you’re out of the running—eligibility for first-time status can depend on several factors like whether you’ve lived in a home you owned within the current year or the previous four. Some insured mortgage programs even allow buyers to qualify if they haven’t occupied a home they owned recently, or after a separation. Meanwhile, provincial rules—like those in Ontario—can be stricter, using a lifetime ownership test that may block land transfer tax refunds, even if the federal government would still see you as eligible. The takeaway: don’t assume you qualify or don’t. It’s always worth looking closely at which definition of first-time buyer fits your situation. I help clients in BC navigate these differences to make sure they access every possible advantage during their home search.
