• New listings up 38.1% from August
• Benchmark price $623,500, down 2.2% in one month, the biggest August-to-September drop since OREB's records began in 2005
• Average price $685,640, median 27 days on market

Why does the average price look calm while the benchmark dropped? More detached homes sold and condo sales fell about 25%, which props up the average. Like-for-like values softened more than the headlines suggest.

What it means:
🏡 Buyers: the most negotiating room at this time of year in a decade
🔑 Sellers: price to today's market, not spring comparables

📊 Ottawa Real Estate Market Update — August 2026

Ottawa home sales dropped nearly 19% last month — but prices didn't budge. Here's what that actually means if you're buying or selling this fall. 👇

The headline: fewer homes changed hands (1,002 sales, down 18.6% from last August), yet the MLS® HPI benchmark price rose to $637,700 — up 1.0% year-over-year. Sellers held firm at 97.9% of list price.

What shifted is leverage. Inventory climbed to 4.5 months and active listings are up 11.3% over last year. Translation: buyers finally have choice and room to negotiate again — especially on condos and townhomes. Detached homes in the west end (Kanata, Stittsville, Barrhaven) remain the tightest, most competitive segment.

Whether that's good or bad news depends entirely on which side of the deal you're on — and what you're buying.
