On June 6, our landlord salon private session, which we had been preparing for a long time, finally came together with everyone.
One conversation, three dimensions, complete protection for the assets of middle-class families.

Many people have a property, tenants, and savings. It looks stable, but there are three gaps left unsealed.

Most people are still watching Toronto and Vancouver. Smart money has already moved to Ottawa.

Ottawa doesn't get the headlines but it quietly delivers. Federal government jobs, a growing tech sector, two major universities, and an LRT expansion opening up new corridors. Price-to-rent ratios here still make positive cash flow realistic. Try doing that in Toronto right now.

One thing I tell every buyer I work with: Ottawa isn't one market. It's dozens of them.

A family choosing between Kanata and Barrhaven is making a very different decision than someone looking at Westboro or Glebe. Orleans right now looks nothing like it did five years ago. Stittsville attracts a completely different buyer than either.

But here's the thing even within the same neighbourhood, the market can shift from one street to the next. Same community, same school zone, completely different price trends, turnover rates, and buyer competition. That's the level of detail that actually protects you when you're making a decision this size.

You can do all the research in the world and still miss it. Not because you didn't try hard enough, but because that kind of granular, street-level knowledge only comes from working in these communities day in and day out.

Every spring I get calls from buyers who've already decided on a neighbourhood ,because of Fraser rankings.

I get it. When you're buying a home with kids, school scores feel like a shortcut to peace of mind.

But a lot of parents are working off assumptions that just aren't accurate and this guide does a really good job of clearing those up. Things like: why a high score doesn't mean better teaching, why the 2025 data is actually from two years ago, and why one strong year means a lot less than you'd think.

Most homes in Ottawa back onto another house, a fence, or a lot that will eventually become someone else's backyard. This one backs directly onto NCC Greenbelt. Federally protected land. The era of mindless leveraged investing is over. What separates investors who will thrive from those who will struggle in 2026 comes down to two things: population and supply structure. Not interest rates. Not headlines. Not what everyone else is doing.
Ottawa adds roughly 30,000 people and 10,000 families every single year. The city just released a 25 year population forecast that still projects 29,000 new residents annually using conservative numbers. That structural demand is your investment floor.

Supply structure is where most investors go wrong. Thinking east side or west side is not enough. In Ottawa one large zone can contain five or six completely different micro communities. Cross one street and the rental ceiling changes entirely. This is exactly why Ottawa satellite city rankings shifted in Q1 2026 and most investors never saw it coming.
Ottawa rental demand was up 22% year over year in Q1 2026. Every property we manage saw smooth rent increases with zero surprises. But there is one product type I am telling every investor to avoid right now, and the full explanation is in the video.

I want to share something that happened last night, because I think it says everything about where the Ottawa real estate market is right now.
I closed a deal that had been stuck since December. Three months of back and forth between a buyer and a seller who simply could not agree on price. Not because either of them was being unreasonable. But because they were measuring value in completely different ways. The seller kept looking at what homes on his street sold for historically. The buyer kept looking at what sold last month. Two people, two completely different realities.
What finally broke the deadlock was not my negotiation. It was a policy announcement. And that tells you a lot about where the pressure is going to come from in the next few months.
Investors are gone from this market. What is left is a small pool of real buyers with real purchasing power. New homes and resale homes are competing for the exact same people. With the new policy now in play, builders are going to move fast. One local Ottawa builder already has 6000 registered buyers waiting. If you are a resale seller still holding out for last year's price, the window is getting smaller.
