What a wonderful turnout yesterday! 🎉 Thank you to everyone who came out to the Capital Kids Back to School Community Event.

As one of the sponsors, seeing so many kids and families smiling on-site is one of my favourite moments every year.

What I offer isn't hype. It's judgment.
For years I barely promoted myself. You won't find my face on a bus stop or a billboard anywhere in this city.
It wasn't pride. I just believed that if you do honest, careful work for long enough, your reputation goes ahead of you. And for years that's how it worked. My past clients were the ones bringing me new ones, and I was happy to keep my head down and do the work.
Lately though, my clients are the ones pushing me. "Lucy, even good w**e gets lost in a deep alley. Let people see you."
A few of them told me to go live, or film something fun, something that might go viral. I sat with that for a long time and I just couldn't do it. I know I'm not the trending type. I don't have youth on my side and I'm not here to be the prettiest face in your feed.
But here's what I finally landed on. Maybe I don't need you to find me entertaining. I just need you to know who I am, how I work, and where my lines are.
So this little film happened. Five minutes, and it isn't about houses. It's about the standards I hold when I help someone make a decision.
Why I think emotion shouldn't drive a home purchase. Why not every deal is worth closing. Why I'd rather tell you a hard truth than an easy lie.

On June 6, our landlord salon private session, which we had been preparing for a long time, finally came together with everyone.
One conversation, three dimensions, complete protection for the assets of middle-class families.
"Middle-class families today aren't failing to work hard. The risk is just buried too deep."
Many people have a property, tenants, and savings. It looks stable, but there are three gaps left unsealed.
❶ When the market stops following logic, should you hold that property or sell it?
❷ When you run into a difficult tenant and end up at the LTB, do you really understand how the process works and where the pitfalls are?
❸ When the property finally passes to your children, are you leaving them an asset or a tax bill?
Where is the market headed in the second half of the year, and how do you make a rational call?
How do you handle the LTB in practice and avoid unnecessary detours and traps?
How do you plan for property succession and close the cash flow gap?
