Hello and Welcome to June!

Summer has officially arrived in the Okanagan, and if the last few weeks are any indication, it's shaping up to be a good one. Patios are packed, golf courses are busy, tourists are beginning to arrive, and the lake is slowly warming up. It feels like the entire valley has come back to life.

Kelowna was also in the spotlight recently as we hosted the 106th Memorial Cup. Seeing the city buzzing with hockey fans, TSN crews, and visitors from across Canada was a great reminder of how special our community is and the impact major events can have on our local economy.

This month's edition of Your Monthly Update takes a look at how the Central Okanagan real estate market is performing heading into the summer months, breaks down each price segment, and highlights a few local stories and personal moments from May (including a couple Biscuit appearances, of course 🐶).

The Okanagan is officially waking up for the season. Golf courses are busy again, patios are filling up, and the warmer weather has many people starting to think about summer plans, weekend getaways, and of course, real estate. There’s always a noticeable shift in energy around this time of year, and the market is no exception.

This month’s newsletter takes a deeper look at how the Central Okanagan market is performing heading into summer, including changes in inventory, buyer activity, and how each price segment is behaving right now. One of the biggest takeaways is that while sales activity has remained relatively steady, inventory has tightened compared to last year, creating less competition for sellers in many areas. You’ll also find some exciting local real estate news regarding Kelowna’s exemption from BC’s short-term rental restrictions heading into the summer season.

Spring has officially arrived across the Okanagan, and you can feel the shift in the air. The days are getting longer, patios are starting to fill up again, and many homeowners are beginning to think about their next move as we head toward the busier spring and summer season. It’s always an exciting time of year in real estate, with fresh energy returning to the market.

You may notice that this month’s newsletter looks a little different than what you’ve seen over the past four years. After careful consideration, I made the decision to join the Flex Realty Group, and I’m incredibly excited for this next chapter. While the branding has changed, my commitment to providing reliable advice, strong communication, and a smooth, stress-free experience remains exactly the same. As highlighted on the first page of this month’s update, sales activity has been climbing while inventory has tightened slightly compared to last year, creating a market that still offers opportunities for both buyers and sellers.

With Spring Break just around the corner and the days finally stretching a little longer, there’s a noticeable sense of energy returning to the Central Okanagan. Aside from one brief cold snap in February, this winter has felt surprisingly mild, and many homeowners are already thinking ahead to the busier spring season. Don’t forget we “spring forward” this month as well, so enjoy that extra evening sunlight.

From a real estate perspective, the numbers are confirming what many of us are seeing on the ground: the market remains firmly in buyer territory. Sales have softened across detached homes, townhomes, and condos, while days on market continue to climb. At the same time, inventory remains healthy relative to current demand, creating opportunities for prepared buyers and encouraging sellers to focus on smart pricing and strong presentation.

Hello and welcome to February!

This winter has been anything but typical in the Central Okanagan. With mild temperatures, longer days, and no snow on the ground, it already feels like spring is teasing us a little early. Between the Family Day long weekend and Super Bowl gatherings, there’s been a noticeable buzz in the community despite this usually quieter time of year.

From a real estate perspective, the market has taken a more patient, deliberate pace. Buyers are still active, but they’re taking their time, weighing options carefully, and paying close attention to pricing and long-term affordability. Homes are spending a bit longer on the market, making preparation, presentation, and realistic pricing more important than ever

Hello and welcome to January, and Happy New Year!

There’s something calm and refreshing about the start of a new year in the Okanagan. The holiday rush has faded, the valley feels a little quieter, and January brings that natural pause to reset, reflect, and look ahead to what 2026 has in store.

From a real estate perspective, December wrapped up the year with steady momentum. Single-family homes continued to act as the backbone of the market, while condos experienced a slower pace with higher inventory levels. It’s a thoughtful start to the year, with buyers taking their time and sellers watching closely as the market settles into its winter rhythm.
