Renting or buying while your kids earn their degrees? 🏠🎓

For families with multiple children attending UBC Okanagan or Okanagan College, housing costs in Kelowna can add up quickly.

Over several years, families may be paying for:
* Residence fees
* Shared rentals
* Security deposits
* Moving expenses
* Annual rent increases

When my parents had three kids attend university in Kelowna, they looked at the bigger picture. Instead of paying separate housing costs for each child, they purchased a home for us to live in.

Over approximately six years, the property housed all three kids, built equity, and was eventually sold for roughly twice the original purchase price.
That result is not guaranteed, and buying is not automatically the right decision for every family. The numbers depend on the purchase price, financing, interest, maintenance, property taxes, market conditions, and how long the home will be owned.

But for families with multiple children attending school in the same city, it may be worth comparing:

Hello and welcome to September! The fever dream that was summer is officially behind us, along with, thankfully, the worst of the fires and smoke. Meanwhile, the global economy continues to be held together with what feels like chewed gum and duct tape, yet somehow, the Okanagan real estate market continues to show a surprising amount of resiliency.

That does not mean every property is flying off the shelf. Far from it.

The market is becoming increasingly segmented by price point, with properties under $1 million continuing to see considerably more activity than the higher-end market. Buyers have opportunities, sellers need to be strategic, and the days of simply putting a property on MLS and hoping for the best are certainly not here.

Interestingly, I'm still hearing from senior agents who have been in this business for decades that they are experiencing very little activity. They are trying traditional marketing, guerrilla marketing, and just about everything in between to keep their businesses moving.

So, if you or someone you know is currently struggling with a real estate transaction, you're not alone. Sometimes the best thing you can do is simply get another perspective.

Hello and Welcome to August!

Somehow, we are already well into August and the final stretch of another Okanagan summer. It has certainly been a unique one, with plenty of beautiful hot and sunny days, but also another difficult wildfire season across BC. My thoughts are with everyone who has been affected, and a huge thank you goes out to the firefighters, volunteers, and emergency crews working tirelessly to protect our communities.

On the real estate side, July brought an interesting mix of results across the Central Okanagan. Inventory has tightened considerably in several segments compared to last summer, while activity continues to vary depending on property type and price range. This month's edition of Your Monthly Update breaks down those numbers, takes a look at what's happening in each segment of our market, and even compares things with Revelstoke and our neighbours over in Alberta.

Of course, it wouldn't be my newsletter without a little life outside of real estate! Summer is officially in full swing across the Okanagan, and I hope you're finding some time to enjoy everything our beautiful valley has to offer. Whether it's spending an afternoon on the lake, visiting a local winery, golfing with friends, or simply relaxing on a patio, this really is one of the best times of year to call Kelowna home.

With another month in the books, it's time for the latest edition of Your Monthly Update. Hello and Welcome to June!

Summer has officially arrived in the Okanagan, and if the last few weeks are any indication, it's shaping up to be a good one. Patios are packed, golf courses are busy, tourists are beginning to arrive, and the lake is slowly warming up. It feels like the entire valley has come back to life.

Kelowna was also in the spotlight recently as we hosted the 106th Memorial Cup. Seeing the city buzzing with hockey fans, TSN crews, and visitors from across Canada was a great reminder of how special our community is and the impact major events can have on our local economy.

The Okanagan is officially waking up for the season. Golf courses are busy again, patios are filling up, and the warmer weather has many people starting to think about summer plans, weekend getaways, and of course, real estate. There’s always a noticeable shift in energy around this time of year, and the market is no exception.

This month’s newsletter takes a deeper look at how the Central Okanagan market is performing heading into summer, including changes in inventory, buyer activity, and how each price segment is behaving right now. One of the biggest takeaways is that while sales activity has remained relatively steady, inventory has tightened compared to last year, creating less competition for sellers in many areas. You’ll also find some exciting local real estate news regarding Kelowna’s exemption from BC’s short-term rental restrictions heading into the summer season.

Spring has officially arrived across the Okanagan, and you can feel the shift in the air. The days are getting longer, patios are starting to fill up again, and many homeowners are beginning to think about their next move as we head toward the busier spring and summer season. It’s always an exciting time of year in real estate, with fresh energy returning to the market.

You may notice that this month’s newsletter looks a little different than what you’ve seen over the past four years. After careful consideration, I made the decision to join the Flex Realty Group, and I’m incredibly excited for this next chapter. While the branding has changed, my commitment to providing reliable advice, strong communication, and a smooth, stress-free experience remains exactly the same. As highlighted on the first page of this month’s update, sales activity has been climbing while inventory has tightened slightly compared to last year, creating a market that still offers opportunities for both buyers and sellers.
