The Bank of Canada cut the key interest rate again this morning by a quarter percent to 4.25%. This is because inflation continues to cool and concerns shift to economic growth. They’ve even said we can expect further cuts!!!

What does this mean? Well, it’s good news for buyers! It’s a great time to get into the market or consider that move if you’ve been thinking about it. We all know what happens when the interest rates are low, it creates a frenzy. Consider making a move and beat the frenzy!

Are we waiting, or are we buying? The main question I hear, all the time.

Inflation increased ever so slightly to 3.5% in December, but things may be looking up. While they are still open to raising the rates, they have also started discussions on when they may start lowering them.

As for whether or not to buy or wait, this is open for debate and can, of course, be dependent on your situation. What I will say today is that if the rates come down, buyer demand will go up. We still battle inventory problems. If inventory doesn’t keep up with buyer demand, pricing will go up. Seems simple, right? Have we hit the bottom?

“Date the rate, marry the house”

Had such an incredible time at the Stonehaus Christmas party and awards night this weekend!

Walt Disney said it best, “If you can dream it, you can do it”.

I said I was going to make 2023 my year, and boy oh boy did I ever - and I completely exceeded my own goals and expectations. Incredibly proud that I received #3 top solo agent for Stonehaus Realty this year, joined the Onyx club, and for a second year in a row Team Zubor received top team for the brokerage.

I honestly never thought I’d see myself on that big screen, up with agents that I look up to and strived to be like one day. It certainly feels surreal!

There are some big changes in the works for 2024 that I can’t wait to share. For now, I’m going to relax and recharge over the holidays. I wish you all a very magical holiday season!

February 2023 market stats for Central Okanagan are in! To boot, today the BOC has HELD the rates for the first time since this time last year. Maybe there is a light at the end of the tunnel?

No surprise that the sales are up over January across all market types, with only a small gain of inventory. The early Spring market is bringing the buyers out!

With more buyers making their way out of the woodworks and not a lot of options, homes that are priced well are under contract quick with some even going into multiple offers. If we don’t see more inventory come to the market, this will put upward pressure on pricing.

Benchmark prices are sitting pretty level month over month. Many are speculating that we have “hit the bottom”.

The sales vs inventory raised from 10.11% overall to 14.86%, which indicates we’re in a balanced market.
