Here are 3 things I always want my clients thinking about:

1. Your mortgage payment
Just because you’re approved for it doesn’t mean you need to spend it. Leave room to actually enjoy your life.

2. Closing costs
Property transfer tax, legal fees, inspections, adjustments and moving expenses add up quickly. Budget for them before you start shopping.

3. Savings AFTER you get the keys
Don’t empty your bank account to buy the house. Appliances break, unexpected expenses happen and chances are you’ll want to make a few updates.

The goal isn’t just to qualify for the house. It’s to comfortably afford your life after you buy it. 🏡

Putting up this sold sticker hits a little different every time.

This listing came to me through a referral from a Vancouver agent, and I’m so grateful my sellers trusted me to represent them and sell their investment condo.

8 months of inventory and only 11% of listings sold last month. In a flat market, getting SOLD takes more than luck. Price, location, staging and marketing all matter. Some properties simply take longer, and sometimes patience is your best friend.

So happy for my sellers and grateful for the trust they put in me throughout the process. There’s nothing better than putting up that SOLD sticker.
