Why does it matter?

📸 Photos provide valuable documentation — Having recent photos of the roof can help buyers better understand its visible condition when snow limits access.

A snow-covered roof can limit what a home inspector can evaluate. While photos don’t replace a proper inspection, they can be incredibly valuable when winter arrives.

The age of the home you’re buying is one of the key factors that will determine the home inspector’s priorities.

Poly-B isn’t an automatic disaster — but it’s definitely something homeowners and buyers should understand. 👀🏠

Polybutylene (Poly-B) plumbing was commonly installed in Canadian homes from the late 1970s through the 1990s. As these systems age, concerns can include deterioration, leaks at piping or fittings, previous repairs, and potential insurance requirements.

A few important things to remember:

🔴 Poly-B can still be functioning with no visible leakage.
🔴 Much of the plumbing may be concealed behind walls and ceilings.
🔴 The type and condition of fittings matter.
🔴 Water pressure, heat and installation conditions can affect the system.
🔴 Insurance companies may have their own requirements or restrictions.
🔴 Replacement may eventually be worth discussing with a qualified plumber.

Buying a home with Poly-B? Don’t panic — get informed. Understand what’s installed, talk with your insurance provider before removing conditions, and get further evaluation or pricing from a qualified plumber when appropriate.
