Here's something I wish every seller knew before we put up the sign.
Get your home inspected before you list it.

I know that sounds backwards. You're already spending money to move — why spend more upfront?

But after years of sitting across the table from sellers during negotiations, I can tell you: the deals that go sideways almost always go sideways at the inspection stage.

And there's a big difference between you finding a problem and the buyer finding it.

When you find it, you're in control. You choose who fixes it, what it costs, and how it's presented. You get to walk into negotiations with receipts, with transparency, with confidence.

When the buyer finds it? You're on your heels. Their inspector, their contractor quote, their timeline, their leverage.

A few hundred dollars spent before you list can quietly save you thousands at the closing table — and just as importantly, it protects the momentum of a sale that's going well. There is nothing worse than watching a strong deal unravel over something that could have been handled in advance.

Can I share something that most sellers don't think about until it's too late? 👇

A pre-listing inspection.

I know — spending money before you've sold feels counterintuitive. But hear me out, because this one move can completely change how your sale goes.

Here's what a typical sale looks like without one:

Week 1: List the house
Week 2: Accept an offer — exciting!
Week 3: Buyer's inspection finds issues
Week 4: Buyer demands $15,000 in repairs or credits
Week 5: You negotiate down to $8,000
Week 6: Everyone's exhausted, and your "win" feels like a loss

Here's what it looks like with a pre-listing inspection:

You spend ~$500 to find out exactly what's there.

You fix things on your timeline, with your contractor, at your price.

You list with receipts in hand: "HVAC serviced, roof repaired — documentation available".

Buyer's inspector finds nothing major.

Negotiation is calm because there's nothing to negotiate
You close cleanly, without drama.

The math is pretty simple.

Traditional route: you absorb $8,000 in buyer demands.

Pre-listing route: you spend $2,500 on your own terms and save $5,500 — plus you close faster with far less stress.

What I always tell my sellers: the inspection is where deals die.

Not because homes are bad, but because sellers are on defense when the buyer finds something.

When you find it first? You're on offense. And offense always costs less.
