Hosting changes once you've actually got the room for it. No more shuffling chairs or hoping everyone fits. It's one of my favourite parts of watching clients move into a bigger space.

More space changes the whole dynamic, an actual dining table that seats everyone, a backyard big enough for the kids to disappear into while the adults talk. It's one of the small, unexpected joys of upsizing that doesn't always make the list of reasons to move.

It's one of those small projects that makes a noticeable difference without much cost or effort.

Thinking about renovating before you sell? Take a minute before you start spending.

Not every upgrade pays you back at closing. Fresh paint, updated lighting, better curb appeal and taking care of visible wear can make a meaningful difference, while expensive renovations don’t always add as much value as they cost.

The goal isn’t to make your home perfect. It’s to focus on the things buyers will notice when they walk through the door.

If you have a list of projects in mind, let’s talk before you start. Sometimes the best renovation is the one you don’t do.

Here’s a little piece of advice I share with my buyers that can make a big difference.

Before you get too attached to a house, spend ten minutes getting to know the street it sits on. Drive by at a different time of day than your showing. See what it feels like in the evening or on a weekend. Try the commute during rush hour. Walk to the yoga studio, coffee shop or grocery store and see how “close by” it actually feels.

It’s a simple exercise, but it can tell you more than the listing photos ever will.

Sometimes you’ll love the neighbourhood even more. And sometimes, you’ll realize it’s not quite the right fit. Either way, it’s much better to know before you write the offer than after you’ve moved in.
