CapEx vs. OpEx: The Difference That Makes (or Breaks) Your Portfolio. πŸ’°

Many investors get this wrong. Operating Expenses (OpEx) are your day-to-day costs: think utilities, routine maintenance, property management fees. They keep your asset running. Capital Expenditures (CapEx) are the big ones: a new roof, a major system upgrade, significant renovations. These improve the asset and extend its life.

Confusing the two is a rookie mistake that can destroy your cash flow projections and lead to inaccurate returns. True operators know the difference and budget accordingly.
