We successfully completed our first major suspended slab pour at 465 Dougall, placing an impressive 375 cubic metres of concrete in a single day.

A huge thank you to our trade partners including CSC, TNC, Armada Steel, Valley Plumbing, and Aurora Electric. And a special recognition also goes to Burnco, One72, and Rebo Pumping for keeping the concrete flowing all day long. With road closures in place and trucks mobilized from across the valley, this was truly a team effort from start to finish.

Big news for downtown Penticton.

Penticton City Council has approved the Development Permit for 450 Martin Street, paving the way for 200 new purpose-built rental homes and street-level commercial space in the heart of the city.

For more than 20 years, this site has sat largely vacant. Soon, it will become a vibrant new community where people can live, connect, support local businesses, and enjoy everything downtown Penticton has to offer.

“This project is about more than housing, it’s about bringing new life to an important part of the downtown,” said Renee Merrifield, CEO of Troika. “When people live downtown, they support local businesses, walk to restaurants and shops, spend time in public spaces, and help create the vibrancy that makes a city thrive. Last Saturday, we had the pleasure of welcoming the community through the doors of 1110 Lawson for its first public open house.

With sunshine overhead, 99.9 Sun FM - CHSU on-site keeping the energy high, and Boa vida coffee cart fueling the afternoon, it was an exciting first introduction to Kelowna’s newest downtown rental community.

Over the course of the event, we welcomed 70–80 groups through the building, giving prospective residents the opportunity to experience the homes, amenities, and lifestyle that 1110 Lawson has to offer.

Most rewarding of all was the feedback. The response from attendees was incredibly positive, and it was exciting to see so much enthusiasm for this new addition to Kelowna’s rental landscape.

A sincere thank you to everyone who joined us and helped make the Lawson Open House such a strong debut.

Troika’s team was on the ground this week at the 2026 World of Modular conference in Las Vegas, hosted by the Modular Building Institute. Over four productive days, the sentiment was consistent: modular construction is no longer a niche delivery method, but an increasingly viable path toward building faster and at greater scale.

Highlights included the distinct advancements in modular building technology and the growing alignment across designers, manufacturers, and developers for how these systems can be deployed in real-world conditions.

Will Monforton, Brad Clifton, and Jesse Alexander spent the week connecting with industry leaders, exploring the nuances of best practices, and assessing where modular approaches can meaningfully integrate into our development pipeline here in Western Canada. Our takeaway is clear: there is real momentum and opportunity in this space.

Amidst the bright lights of Vegas, we’re grateful for the conversations, insights, and new connections made throughout the week, and look forward to carrying that forward into our work.
