🍂 A changing market can bring new opportunities.

As we move further into fall, we're seeing signs of a more selective real estate market across British Columbia, and that may mean more motivated sellers.

In the Central Okanagan, September's numbers showed a slowdown in sales across several property types, while homes are generally taking longer to sell.

But BC isn't one market. From the Okanagan to the Kootenays and Revelstoke, every community has its own dynamics.

For buyers, this could mean more room to negotiate and an opportunity to explore properties that may have been out of reach in a more competitive market.

For sellers, strategic pricing, thoughtful presentation and targeted marketing are more important than ever.

My advice? Don't let the headlines make your decisions. Understanding your local market, your property's unique value and your long-term goals is what really matters.

September’s Central Okanagan real estate numbers are in. 🏡

The market continues to tell a different story depending on the type of home you’re looking at.

Single-family homes recorded 149 sales, with the benchmark price rising 3.4% to $1,057,200. Townhomes saw a softer month, with sales down 14.8% and the benchmark price down 5.5% to $696,600. Condo and apartment sales declined 18.6%, while the benchmark price increased 2.0% to $496,700.

With sales, inventory and days on market moving differently across each property type, understanding the numbers behind your specific market matters.
