In a high rise condo, the dining area is where a home either works for real life or only works in photos.

Three quick checks, each under a minute, tell you which one you're standing in.

1. Sit down before you judge the view.
A view that fills the window while you're standing can drop behind the table edge or the balcony railing once you're seated. Seated is how you'll see it at every meal.

2. Push a chair back and try to walk behind it.
Pull it out as if you were getting up from dinner, then see if you can get past. If there's no clear path, the room seats fewer people than the table suggests.

3. Look up before you look at the table.
The ceiling light fixture usually decides where the table goes. The table then decides how the rest of the room has to work around it.

A dining room proves itself at the table. These checks take less time than admiring the view, and they tell you more about living with it, whether you're touring a downtown Kelowna tower or a condo elsewhere in the Okanagan.

A listing looks like one thing to buyers: photos, a price and a few lines.

Underneath it are several layers of work. Each one has a specific job in getting a home in front of the right buyer.

Here's how we'd label the cross section.

๐Ÿก THE CORE: Target buyer profile
Before any advertising is made, our marketing team identifies who the home is for. Every layer above it is built for that person.

THE MIDDLE: A tailored home marketing program
This layer takes a general listing and shapes it into a message aimed at the people most likely to want this particular home.

THE OUTER LAYER: The channels
Online, social media, email, direct mail and print. The job here is reach. Each channel carries that same tailored message to buyers wherever they're paying attention.

Why does this matter?

Being good at sales and being good at advertising are two different skills. Most agents are great salespeople, but few are proficient at advertising. A listing can have strong salesmanship behind it and still be missing the layers that put it in front of the right buyer.

For sellers in the Central Okanagan, "Where will my listing be posted?" is only part of the question. The more useful one to ask any agent is this: Who is the target buyer, and how will each channel reach them?

Not every kitchen needs work before a home lists in Kelowna.

The right path depends on what the room already says to a buyer. When we walk through a home before it goes live, the kitchen usually lands on one of three paths.

1. Leave it as it is
Who it suits: the seller whose kitchen already shows well. A finished kitchen like this one, with island seating and a built-in beverage nook, often belongs here.
What it asks of you: nothing extra in cost or time, and nobody else gets involved. The room has to carry itself exactly as you live in it.

2. Fix the short list first
Who it suits: the seller whose walkthrough turns up a few items buyers would notice.
What it asks of you: money and time before the listing date. We help you identify and prioritize those repairs, and we connect you with reputable contractors who can get the job done.

3. Bring in a stager
Who it suits: the seller whose kitchen is sound but doesn't yet show buyers how the space works.
What it asks of you: living around a prepared room while your home is on the market. We only recommend staging when it's needed.

The choice gets made during that walkthrough. We look at which improvements will actually get a buyer's attention, so you're not guessing which path your kitchen belongs on.

Sometimes the most useful thing a local team can tell you is that a room needs nothing at all.
