🔥 A reminder that couldn’t be more timely.

With wildfires active in the region this afternoon, insurance companies will typically place a freeze on new home insurance policies in affected areas — meaning if you don’t have coverage in place right now, you may not be able to get it.

If you’ve recently removed subjects on a purchase, please don’t assume a quote is enough. A quote is not coverage. You need to go back to your broker and actually purchase and bind that policy before something like this happens.

And if you’re selling — do not cancel your home insurance until funds have fully transferred. Give it a couple of days. Policies that auto-cancel on closing day can leave you exposed if there’s any delay.

✅ Policy bound = you’re covered
📋 Quote only = you are not

This is the kind of detail that gets missed in the excitement of a real estate transaction — and the kind of thing we make sure our clients don’t overlook.

Jaime was five years old the first time she walked through a house with her dad.

I've been paying attention.
Every home that sold in under 7 days last month had the same things going for it. It wasn't luck. It wasn't just the market. It was decisions — made before the listing ever went live.

Life Lately ✨
What a week. We spent last week soaking up family time and sunshine in Southern California, and it was everything.

The highlight of the trip — and the reason we made the journey — was watching nephew number two walk across the stage at Malibu High School. Such a proud-auntie-and-uncle moment. 🎓
The boys hit Disney, the girls had a sister day full of laughs and good food, and we explored the restaurants and shops of Malibu with beach walks with Charlee woven in between. 🐾

🏖️ We wrapped up with two days in Newport Beach — a first for us. Balboa Island won us over with its charm, the adorable homes, and architecture you just don’t see anywhere else. Great seafood, bikes along the water, and watching the surfers do their thing.

Grateful for family. 🌊☀️💕
