It's that "BC Spec Tax Declaration" time of year again. If you own a home (or two), you'll be getting that nice purple brochure and speculation tax declaration letter in the mail. Not sure how to fill it out? You'll need your Declaration Code and Letter ID and then go here: gov.bc.ca/spectax

Where did Buyers moving to the come from last year? Our board just released these stats if you were wondering.

Looks like it's still mostly from in and around the area, but we had a big group from the Lower Mainland and the fact that 37% were all cash buyers is quite interesting.

It's the last month of 2022 and we've got November stats for you. Not too exciting this time of year, but you'll notice that despite interest rate hikes, prices have moved back up to just over $1M and strata units compared to last year November are still slightly up (4.2% townhouses; 2.1% condos).

Days on market for all types are a cool 51 days or longer, depending on which neighbourhood you're selling in.

For November, the highest priced home sold was a bare-land strata Paradise Estates lakefront unit in for over $4.5M.

For your typical single-family home (benchmark price), (+2.3%) saw the biggest increase and had the largest drop at -4.3%.

What does all this mean? If you're a buyer/investor, should you wait for a chance at lower prices? If you're a seller, is it still possible to get a good price? If you're moving laterally/locally to a similar priced neighbourhood, does it matter? Questions...

Central Okanagan MAY 2022 numbers are in and they definitely suggest that market activity is somewhat slowing. Prices aren't, however, "dropping" as much or as quick as many buyers had wished, meaning Market price/values for all property types remain high with buyers still competing on quality properties.

There's definitely more to choose from with a 5.4% increase in inventory, coupled with last month's 5.9% increase; giving a few more choices for those still looking.

Looking for a detached single-family home in Kelowna and West Kelowna? You'll probably need to focus on and .

As for condos, sales were strongest in core areas with 20+ units sold in areas like and that have condos able to do vacation rentals and/or house students. Not included in this data are quite a few new presale condo projects that were released in late May with more releasing later this month.
