Being a dad is one of life's greatest privileges, and I'm especially grateful for my two daughters who gave me that title.

Today is a great reminder to appreciate all the dads, grandfathers, stepdads, and father figures who lead with patience, support, and love. The lessons, encouragement, and memories they create have a lasting impact.

Happy Tuesday! ☀️ June is here, and the latest Central Okanagan market numbers are giving us a pretty clear picture of what's happening out there.

One thing that stands out to me is that while buyers continue to have plenty of choice, well-priced homes are still finding buyers. Average days on market have improved to **50 days**, and homes are selling at an impressive **97% of list price**.

We're also seeing some of the strongest activity in the **$700,000 to $999,000 price range**, which tells me buyers are still active and confident when they see good value.

For sellers, this market rewards preparation and pricing strategy. Buyers have options, so first impressions matter more than ever.

For buyers, increased inventory means more opportunities to compare properties, negotiate thoughtfully, and find the right fit without feeling rushed.

My advice? Don't focus too much on the headlines. Real estate is local, and every neighbourhood, property type, and price point is behaving a little differently. That's why having a plan matters.
