Buying your first home can feel like a lot at first, but it gets much easier when you know what to look at before you start.

My advice? Get clear on your budget, understand the programs available to you, think beyond just the purchase price, and make sure the home actually fits the life you want to live.

You don’t need to have every answer before you start looking. You just need a good plan and the right information.

A little weekend reading… Kelowna real estate never really takes a day off. 😄

But this weekend, more than anything, I hope everyone across our community and neighbouring areas is safe, supported, and able to spend some time somewhere comfortable with the people they care about.

We’re lucky to call the Okanagan home, and times like these are a reminder of just how strong this community really is.

The first half of August is giving us a pretty clear picture of where the Okanagan market is sitting right now.

Single-family homes are still leading the way, with 54 sales so far this month and an average sale price just over $1.02M. Townhomes and condos are moving at a slower pace, which means buyers in those segments may have a little more room to compare, negotiate, and take their time.

One thing that stands out to me is inventory. With 1,432 active single-family listings, 417 townhomes, and 782 condos, buyers have options, but well-priced homes are still the ones getting attention. For sellers, that means presentation and pricing strategy really matter right now.

It has also been a difficult wildfire season for parts of our region, and my thoughts continue to be with everyone affected. Even through seasons like this, I’m always reminded how special the Okanagan is, not just because of the views and lifestyle, but because of the way our communities show up for one another.

It’s incredibly difficult to see what so many families and communities across the Okanagan are going through right now.

This is home for all of us, and when our neighbours need help, I truly believe we show up for one another.

RE/MAX Kelowna is currently collecting essential items for those affected by the wildfires, and I wanted to share the information here in case anyone in my community is looking for a way to help. Even something small can make a meaningful difference to someone who has had to leave their home behind.

Most importantly, a heartfelt thank you to the firefighters and first responders working tirelessly on the front lines, as well as the volunteers, organizations, businesses and neighbours who continue to step up wherever they’re needed. Your work does not go unnoticed.

Thinking of everyone affected and hoping for safer days ahead. Please take care of yourselves and each other. We’re always stronger when we come together.

As we head into the BC Day long weekend, I'm reminded how lucky we are to call this beautiful province home.

From our incredible lakes and mountains to the amazing communities that make the Okanagan so special, there's a lot to be grateful for. While many nearby communities continue to face the challenges of wildfires, my thoughts are with everyone affected, along with the firefighters and first responders working tirelessly to keep people safe.

Thinking about buying a home this year or next? Here's a little advice I'd give to anyone getting started...

✅ Get pre-approved before you start shopping. Knowing your budget gives you confidence and helps you move quickly when the right home comes along.

✅Focus on the location first. You can update a kitchen or paint the walls, but you can't change where the home is. Buy where you can see yourself enjoying life for years to come.

✅Don't wait until you think you're "ready." Some of the best conversations I have are with people who are just exploring their options. The earlier you start planning, the more opportunities you'll have when it's time to make your move.

The Okanagan market is always evolving, and having a plan makes all the difference.
