🍂 **Fall Market Update**

It may not officially be fall yet, but sweater weather is near and so is one of the questions every Real Estate Agent gets over and over again:

“How’s the market?”

The answer? Not so simple.

No one has a crystal ball, but looking at the current numbers can help us see where things are trending.

Right now, the Kincardine market is looking **fairly balanced**. We’re seeing more choice for buyers, homes are taking a little longer to sell, and pricing matters more than ever. In August, Kincardine had about 4 months of inventory, with homes averaging 43 days on the market and a median sale price of $640,000.

So, what can we maybe expect this fall?

🍁 **Buyers:** More options, more time to think, and potentially a little more negotiating power.

🍁 **Sellers:** Buyers are still out there, but pricing your home properly from the start is going to be important. The days of putting a house on the market and expecting multiple offers simply because it’s listed are not the norm right now.

🍁 **Everyone:** I think we can expect a fall market where **good homes, priced well, will still get attention** but patience and realistic expectations will be key.

And of course, Kincardine is its own little market. What’s happening in Toronto or even elsewhere in Bruce County doesn’t necessarily tell the whole story here.
