Most sellers obsess over the price and the description. Fair. Those matter.

But here’s what almost nobody thinks about: your lead photo is a gate. If it doesn’t land in the first few seconds, a buyer scrolls past before they ever reach the words written about it.

Your cottage gets quietly passed over, and you never even know it happened.

So before you ever think about price, ask one question: does the very first image make you feel something? Not “here are the features.” More like, can a buyer picture themselves there.

The chair that catches the afternoon light. The dock where you’d read on a slow morning. The view that kept your family coming back.

Generational turnover is the story right now.

Long-time cottage owners are selling. Kids have grown up, and priorities have changed. Estate planning is complicated. The cottage that was never going to leave the family is leaving the family.

Carrying costs add up faster than people expect. Taxes, insurance, maintenance. Especially if the cottage isn’t being used.

Buyers want turnkey. Nobody wants to spend their summer on a renovation.
