Instant online estimates are convenient — type in an address, get a number in seconds. But that's exactly the problem. An algorithm has never walked through your home. It doesn't know you renovated the kitchen last year, finished the basement, or replaced the roof. It doesn't know your street, your view, or why the house two doors down sold for $40,000 more than the "estimate" said it should.
That's why I won't put a number on your home until I've actually seen it. I visit every property in person, walk through it with you, and take note of everything that actually affects value — condition, updates, location, and what's genuinely happening in the market right now. Then I back it up with real comparable sales, not a guess dressed up as data.
It takes a little longer than typing in an address. But you get a number you can actually trust — because it's grounded in the real thing, not an estimate that's never seen your front door.
