Lunch hour showings, weekends with kids in tow, toys to keep them busy, the occasional scuffed knee, and two little ones who wanted to check out every single room right along with us.

P & D really made the whole search about their kids and the life they wanted for them. They worked extra hours, explored different neighbourhoods and never sacrificed the things that mattered most on their wishlist. And they found it!!

Somewhere between all those showings, I got pretty attached to these two little humans too. Dorothea with the endless giggles, dance classes, shoes that Mom & Dad better be ready to do up, and every backyard needing a proper inspection. And James, happily following right along behind his big sister, usually looking for a hand to hold. You two have my heart! 🩷 I seriously couldn’t be happier for your sweet little family. So, so deserved. I can’t WAIT to see you make this place home!!

N & C, you guys should be SO proud of yourselves. I’ve genuinely loved getting to spend more time with you guys through all of our house tours and I’m really going to miss them! You guys are just the sweetest little fam, and Ky is one very lucky (and very loved) little ham. 🤍

I can’t wait to hear about all the firsts that happen here. The memories, the milestones, and all those regular everyday quiet moments that you’ll look back on one day and wish you could do all over again.

And Ky just kills me. ❤️ The cutest little blondie with the BEST personality. For a kid who wanted absolutely NOTHING to do with this sign, he sure knew how to turn it on when it counted. Look at that sweet little face!!

I’m someone who likes to know what I’m doing, be prepared and get it right. And I can be REALLY stinking hard on myself when I don’t.

High school me remembered exactly what to do. Four pregnancies and a whole lot of life later, actually convincing my body to do it was another story.

I was late with my showing and missed spin class. I’d promised myself I’d move my body, so I pivoted, found an open gym and just went for it.

Was it perfect? Not even close. Did I pick apart the videos? Absolutely...

But maybe getting out of your own head is half the battle. The other half is being willing to show up before you’re perfect. 🤍

Plans change. Things don’t always look the way we pictured them. Sometimes the opportunity is just in what you choose to do next.

And yes, I went straight from this to showing houses in my gym clothes 🤦‍♀️

THEY BOUGHT THEIR FIRST HOME!!! 🏡🥹🤍

I seriously had so much fun with this family finding them the one.

When you came into this looking for their first family home, and somewhere along the way I got the bonus of getting to know the sweetest little family.

With kindergarten starting this year and a little brother at home, we weren’t just looking for a house — we were looking for a spot that actually worked for their life. Somewhere close to parks, schools and everything they need, with room for the kids to play and a place they could really settle into.

Wellllll… walking distance to parks, a fully fenced backyard, a pool AND a hot tub?! 😂 I’d say we did alright.

I can already picture the summers out back, kids running around, friends over, first days of school, birthday parties and all of the little memories that come with owning the place you get to call yours.

Thank you for letting me tag along for such a huge first. I have genuinely loved getting to know you guys and your family, and I could not be happier that we found you such a great place to call home.

PURCHASED 🏡🌲 THIS is what moving to the country is all about!!

My buyers wanted space for their family and a little more room to live the way they love to — biking, being outside, letting the boys explore and, who knows… maybe a couple of dirt bikes in their future. 😜 And then we found this place.

A newer elevated bungalow with a walk out basement, a slide on the deck, Over 10 acres, a wood-burning fireplace overlooking their property that is TO DIE FOR, a dog wash station in the mudroom, an incredible 3 car garage AND, yes AND a 40’ x 60’ heated shop with epoxy floors!

But it’s the little details throughout this home that really got me. You can tell how much thought and care went into it — everywhere you look there’s something that just makes sense.

After selling their first home in Kingston, I am SO excited for what’s ahead for this family. More space, more time outside and a whole lot of adventures for those two boys. 🤍 Such a stunning home and an even more beautiful family to fill it.

They followed direction flawlessly and their home stood out in this market! Getting a home market ready with that kind of schedule is no small feat, but the swanfield sellers went ALL IN with family jumping in wherever they could. Congratulations to our sellers and buyers!!

There’s always something a little bittersweet about selling your first home — especially the one where so many of those early family memories were made. For my sellers and their two little girls, it’s officially time to close this chapter and head into the next one.

And I couldn’t be happier with who ended up on the other side of this sale. The buyer purchased the home as an investment, with a wonderful local family in need of a new rental ready to make it their home. It’s one of those deals where everything just feels like it landed where it was supposed to. 🤍

Bayridge is such a great place to call home! Established neighbourhoods, mature trees, parks and schools close by, and that easy west end location that puts pretty much everything within a few minutes.

So happy to have crossed paths with everyone involved in this one, and even happier knowing this home gets to be the start of another family’s chapter.

This sweet Sydenham home didn’t waste any time — offers came in on listing day! 🥂

And this one is a little extra special for me — and if I’m being fair, a little sad too, knowing they are no longer five minutes down the road anymore. 🤍

This house holds a whole season of life. Raising our babies together, walks with the kids, picking flowers, bike rides, bonfires, and those unplanned drop-ins that somehow turn into the best nights. We watched our good friends bring their baby girl home here and turn this house into their first family home — and we were lucky enough to make a whole lot of memories alongside them.

Bittersweet to see this chapter close, but SO excited for what’s waiting for them on the Island. 🥹🤍

And I couldn’t be happier for the wonderful local family who now gets to call it home and make some memories of their own.

Congratulations to our sellers and the buyers! Sometimes the best real estate stories are the ones where one chapter closes and another begins. 🏡✨
